Pegasus Group has obtained planning permission to transform the historic House of Fraser building in Richmond, Surrey. The structure will be transformed into a mixed-use development with a gym and a restaurant.

A number of high-end occupiers will move into the George Street store as a result of the application, which was made on behalf of the developers 80 George Street Limited, a division of Sheen Lane Developments.

House of Fraser ceased operations in September 2020 and has since been vacant. It is located in the Central Richmond Conservation Area and was initially constructed in the 1960s.

The transformation plan has now been approved by planners at Richmond-upon-Thames Council. Consequently, it will see the construction of a fourth floor addition, a basement addition to the gym that will include a swimming pool, a second-floor rear extension, as well as exterior building appearance changes.

Noteworthy, the Fraser building also has Grade II listed structures at 6-8 Paved Court located at the rear of the main structure. These will reportedly undergo modifications to allow for the addition of internal partitions and the creation of standalone units.

The ground floor will likely be used for retail and a restaurant, while the basement and first floor are expected to be occupied by private gyms. Floors two and three would house offices, and floor four would house a different restaurant.

The developer has already attracted occupational interest from a number of operators.

The decision to allow the former department store’s transformation is welcome news for Richmond residents. They will be able to see their high street develop and prosper.
