The 124 year old historic Trenton Mill at Gastonia’s FUSE District is being redeveloped into housing units called Trenton Mill Lofts. This redevelopment is one of the important projects in the FUSE District and it is now approaching the final stages of completion. The developers intend to link up Loray Mill with Downtown Gastonia through this project.
Trenton Mill Lofts building is in close proximity to the CaroMont Health Park at FUSE and the construction for this project is currently taking place on an 82,000 square feet portion of land, which was previously occupied by the Trenton Mill. This Trenton Mill redevelopment will give rise to about 85 loft apartments and these apartments will vary from studio apartments to one-bedroom apartments and two-bedroom apartments, occupying an average of 800 square feet per unit.

In addition, the redevelopment also covers the basement portion in one the buildings that has an environmental issue on the soil. The units in this basement area will be the last ones to deliver and are expected to be completed in May 2022.
The companies involved in the development of the Trenton Mill Lofts are Lansing Melbourne Group, who are overseeing the redevelopment project and Kaufman Lynn Construction, serving as LMG’s general contractor.
According to Ben Pruitt, the director of preconstruction for Kaufman Lynn, the first set of 20 units are expected to be completed by early 2022, with the entire redevelopment project scheduled for completion in June 2022. Pruiit mentioned that the construction costs for the project could be within the ranges of $16.5 million and $17 million, and estimate of the total investment could be between $24 million and $25 million. He also went on to explain that due to the nature of the redevelopment being an adaptive reuse project, challenges would always emanate from unexpected situations and fluctuations outside the design might need fixing.
Michael Kaufman, the CEO of Kaufman Lynn Construction spoke highly of the project and also talked about how the historic buildings would be repurposed to meet the needs of twenty first century residents. Kaufman also said, “Trenton Mill Lofts represents a growing trend in the revitalization of downtown areas across the state of North Carolina.”
