Johnson Development Associates Inc., intends to develop an industrial park called the I-485 Logistics Center near CLT Airport. The investor nabbed this opportunity when the  Charlotte Douglas International Airport (CLT) in North Carolina opened up the industrial real estate market domiciled around it.
Johnson Development Associates Inc., acquired a 92.5-acre land at $5.5 million for the development of this new Logistics Center near CLT Airport, with proximal access to the interstate as well as Norfolk Southern’s intermodal yard.Â
The I-485 Logistics Center near CLT Airport, will be made up of two buildings designed as an industrial park and located off Dowd Road. The project is expected to occupy an estimated 619,772 square feet after completion. The groundbreaking of the project is expected to happen in the third quarter with the target delivery date projected for next summer.
One of the two buildings at the I-485 Logistics Center near CLT Airport will consist of 96 dock-high doors, 118 trailer parking spaces and 36-foot clear heights. This building will be the largest of the two, occupying 473,954 square feet and will also feature 400 parking spaces for cars and room for extra spaces to be developed for trailer parking, if the need arises. The second building being the smaller of the two, will occupy a total of 145,818 square feet. The smaller building will consist of 32 dock-high doors, 22 parking spaces for trailers, and 32-foot clear. It will also include a car parking space capable of holding 135 cars.
According to Henry Lobb who is part of the team leasing the industrial park, the site plan was designed to match up market demands for smaller cross-dock, single-tenant buildings, as well as larger buildings. He further hinted that the buildings will be used by distribution tenants and there is also the potential of using the facility as a yard space for containers.
