Campisano Capital is planning to build a mixed-use development named NuLu Crossing, at the site of the former Service Tanks; a property which was purchased by the company in August for $7.5 million. Campisano recently completed the demolition of the Service Tanks building and freed up the 2.5 acre site at 700 E. Main St., in preparation for the $78 million NuLu Crossing project.

According to Nick Campisano, the founder of Campisano Capital, site preparation for NuLu Crossing is already in progress. Campisano mentioned that after the demolition and site clearing, it was  necessary for the company to ‘get some visual progress application’; which would involve the participation of other developers, users, architects, etc., in the company’s grand vision for the project and other possibilities. 

Campisano also spoke on preserving some parts of the historic Service Tanks building which was built in 1880. He pointed out that a structure just on the corner of Main and Clay streets which has “Service Tanks Welding” on the side, was left out during the demolition. Campisano said that his company intends to maintain this remnant of the former Service Tanks and somehow weave it into NuLu Crossing.

Phase I of NuLu Crossing to commence in 2022

Phase I of the NuLu Crossing project covers the construction of the parking garage and 40,000 square feet of office space. Future phases of the development include a local grocery store, 125 apartment units, a fitness center and retail component. The first phase of the development is scheduled to start by the first quarter of 2022.

After completing a massing study of NuLu Crossing, Campisano said his company was able to identify several amenities  which were lacking in the neighborhood and also get a clearer picture of what would be included in the project. He also mentioned that there was a need for more parking facilities in NuLu, especially since the area would continue to experience more growth and development, with additional galleries and restaurants and hotels and office space. This inspired the company’s concept of a 400- to 500-car parking garage wrapped around NuLu Crossing, and according to Campisano, his company is also exploring the idea of having half the garage built underground.
