Planning for a 350 rental homes project in North London has been offered greenlight by Transport for London and residential landlord joint venture partner Grainger. The scheme is designed by HawkinsBrown and Mae Architects, and will be constructed across four buildings situated adjacent to Enfield’s Cockfosters London Underground station, subject to conditions. Work is set to begin at the end of this year.

The project is the fourth to be brought forward by the Connected Living London JV and will comprise of 40% affordable housing, improved public realm, commercial area and new operational area for TfL. The spokesperson for CLL and TfL ‘s head of property development, Ben Tate, stated: “We’re much delighted to have been allowed to go ahead with our proposed project by Cockfosters Tube station, construction on the success of the CLL developments in Nine Elms, Southall and north Lambeth. It will contribute approximately £4.5m to assist enhance local services and infrastructure.

With the shortage of better affordable homes and rental properties in the capital, CLL was formed in July 2019, aiming to create a mixed tenure rental estates in London. The green light for Cockfosters follows successful results for applications to create 460 new rental homes in Southall at a scheme referred as the Sidings, which is set to commence in the second quarter of 2022. Construction is also planned to begin shortly on Kennington’s Montford Place, the JV’s 139 rental homes scheme in north Lambeth, which was a development site for the Northern Line Extension.

For the large Nine Elms overstation project in Vauxhaul, Mace and Bouygues are believed to be part of the firms that have presented bids to construct 479 modern rental homes. This project has just advanced in February to tender assessment. Collectively, all the four projects will create over 1,400 new rental homes across London.
