The Manchester’s One Port Street tower project will begin in February, according to the start date that developer Select Property gave contractor Renaker Build. The Simpson-Haugh-designed project will have three interconnected blocks with heights of 33, 11, and 9 stories.

The tower construction will cost about £130 million. Constructed at the edge of Great Ancoats Street and Port Street it will offer 477 high-end private rental flats, controlled by Select’s Affinity Living brand.

Plans submitted for £155m 34-storey build-to-rent residential in Manchester

Plans have been presented for a 34-storey build-to-rent residential in Manchester city center. A planning application for the project has been submitted by Select Property Group and the residential development will be located on the corner of Port Street and Great Ancoats Street.

Manchester’s One Port Street tower project will transform the less utilized area which is presently used as a surface car park, into a residential community, aiming to make a positive addition to the region. The build-to-rent residential project will create 485 new homes, as well as an extensive public realm and new active frontages along Port Street and Great Ancoats Street. It will play a vital role in linking the Piccadilly Basin and Ancoats neighborhoods and upgrading the streetscape.

34-storey build-to-rent residential design

The development will be operated and managed by Affinity Living, a subsidiary fully owned by Select Property Group, which operates and manage four developments in Manchester. The build-to-rent residential project plan is designed to provide the vision and development principles anticipated by Manchester City Council in the Piccadilly Basin Strategic Regeneration Framework. Proposals have been established in response to extensive consultation for the whole of 2021.

The 34-storey build-to-rent residential project is designed by SimpsonHaugh and will comprise a 34-storey tower that is set back into the site, blending with the surrounding heritage developments and neighboring residential properties. An adjacent podium block, which steps up from seven to 11 storeys will offer a frontage to Port Street and Great Ancoats Street which is consistent in height with other buildings surrounding.

The residential apartments will be a mixed tenure of one, two, and three-beds and will come with facilities like large hub areas complete with lounge spaces, co-working areas, cinema rooms, and residents’ gyms. Subject to planning, construction could commence in the summer of 2022. Deloitte is tasked as the planning consultant as well as re-form landscape architects and Stephen Levrant Heritage Architecture.

Affinity Living’s Great Ancoats Street Residential Building Project Approved, Manchester

Affinity Living’s Great Ancoats Street residential building project has received approval from the City Council’s planning committee. Affinity Living, the applicant, lowered the height of the building from 34 to 33 stories after the committee rejected it by a vote of five to four last month. The vote came despite planning officers’ recommendations for approval on the grounds that it was one storey too high.

In Port Street, Piccadilly ward, the revised plan will now offer 481 homes in addition to commercial space, down from 485 in the original plan. After being rejected twice before by council members, it was finally approved on the third attempt. Because of the size, scope, and impact on nearby conservation areas, it was unsuccessful the first time around.

The site can now support a building with parts 33, 11, 9, and 7 stories. After two rounds of notification, 211 letters of opposition had been submitted, as opposed to 34 letters of support.

The applicant later revised the plan and lowered the height to 33 storeys in order to fully comply with the Piccadilly Basin SRF, according to notes in today’s planning documents. Officers are unable to offer a potential defense in light of this.

Concerns around Affinity Living’s Great Ancoats Street residential building project

Residents’ representative Zoe Mills raised objections before the committee, pleading with council members to “be brave, we value your support.” Please keep our neighborhood and the locals safe. In response, the applicant’s representative informed the committee that, “at considerable cost,” they had reduced the height of the tower after listening to and positively responding to the committee’s concerns last month.

Dave Roscoe, a planning officer, informed the committee that there were no new concerns with the application that had not already been brought up or discussed. The size of Manchester’s One Port Street tower project, according to Cllr. Jon-Connor Lyons would compromise the Northern Quarter’s social and economic identity.

Additionally, Cllr. John Leech declared he would oppose the application because the development did not include enough affordable housing. But the application was approved with seven votes, three against, and one abstention.
