Bellway London has been appointed by Waltham Forest Council to redevelop a whole housing estate in south Leytonstone. Bellway, in partnership with the London Borough of Waltham Forest will construct new homes which will be located on the Avenue Road Estate off Hall Road, subject to planning consent.
Upon approval, the housing estate in south Leytonstone project will involve a phased demolition of the whole estate, with replacement new-build properties built for all residents prior to the demolition of their existing houses. The Avenue Road council estate located between Wanstead Flats and the Olympic Park, was constructed in the early 1960s. The five nine-storey units were constructed using Bisson concrete panels. Maintenance costs on the estate rose high and the council also admitted that the flats do not meet modern standards.

A vibrant new neighbourhood.
The plan is to put it all down and start afresh and build a new housing in eight blocks, ranging in one, two and three-bedroom mixed-tenure and four-bedroom houses. The regional director of Bellway London Partnerships, Bill Kenneally said: “The council had certified the south Leytonstone site as being strategically significant with regard to providing modern homes in the area and in April 2020 recommended redevelopment of the estate. Perhaps just as importantly, in a ballot held in January 2021, residents voted intensively to welcome the plans with a huge 91.5% in favour of the demolition and redevelopment project.”
He added: “The housing estate in south Leytonstone, if permission is granted, will see Bellway working closely with Waltham Forest to provide an entire housing estate and to create a vibrant new neighbourhood that residents will proudly call home.” Cllr Simon Miller, portfolio lead member for economic growth and housing delivery stated: “It’s amazing to have Bellway London Partnerships on board to help develop a new Avenue Road Estate. Residents voted much for the full redevelopment of the estate. This means demolition of the old blocks and their replacement with new, high quality houses that meet the residents needs and are fit for the future.”
