Rider Wynwood Residential Development

The Rilea Group has successfully closed on a $150 million construction financing package to advance the development of “Rider Wynwood,” a boutique mixed-use tower set to rise in the heart of Miami’s vibrant Wynwood Arts District. The financing, secured through a partnership with Coastal Construction and other lenders, will fuel the vertical ascent of this 12-story development located at 94 NE 29th Street.

This funding milestone allows the developer to proceed immediately with construction on a project designed to cater to the neighborhood’s rapid transformation from a warehouse district into a premier destination for luxury living, hospitality, and creative commerce. Rider Wynwood aims to capture the distinct energy of the area by blending high-end residential units with rock-and-roll-inspired hospitality elements. It positions itself as a “rebel with a cause” in the local real estate market.

Integrating Luxury Living with Hotel Flexibility

Rider Wynwood is uniquely programmed to capitalize on Miami’s booming short-term rental market by offering a hybrid of traditional apartments and flexible hotel-style units. The 12-story building will comprise 146 fully furnished turn-key residences, which owners can occupy or lease out through platforms like Airbnb, providing a lucrative investment vehicle for buyers.

Specifically, the project features 83 condo-hotel units and 63 luxury rental apartments. This caters to both permanent residents and the transient tourist demographic. The development will also include 6,000 square feet of ground-floor retail and a rooftop speakeasy and lounge. This further creates a self-contained lifestyle hub that reflects the artistic and edgy culture of the surrounding neighborhood.

Strategic Location and Design

Situated just steps from the planned Brightline commuter rail station, Rider Wynwood offers exceptional connectivity to Fort Lauderdale, West Palm Beach, and Orlando. This makes it a highly attractive option for commuters and travelers alike. The design, spearheaded by Deforma Studio with interiors by Radical Design. Further, it makes a bold aesthetic that merges industrial grit with modern luxury.

Amenities are set to include a “rock-and-roll” themed lobby, a state-of-the-art fitness center, a resort-style pool deck, and curated art installations that pay homage to Wynwood’s mural-covered streets. This development—paralleling the activity where High Street Residential breaks ground on transit-oriented apartments at SMU/Mockingbird DART Station—represents a significant addition to the Rilea Group’s portfolio, which has a 40-year track record of delivering iconic projects across South Florida.
