Singularity Future Technology Ltd. has entered into a non-binding strategic development framework agreement with Florence Development LLC to evaluate an approximately 900-acre industrial site in Florence, South Carolina, for potential development as a large-scale AI computing, hyperscale data center and high-performance computing platform, the company announced August 20, 2026.

Singularity, a Nasdaq-listed company with roots in freight logistics that has been expanding into digital infrastructure and computing ventures, said the framework agreement lets the two parties evaluate the site and, if terms prove mutually acceptable, pursue a definitive transaction. Aside from provisions covering exclusivity, confidentiality, publicity, representations, expenses, term, remedies and governing law, the agreement does not obligate either party to complete a transaction, and any definitive deal would require satisfactory due diligence, utility confirmation, financing, and governmental and corporate approvals.

Power capacity remains preliminary

Singularity said the counterparty has identified approximately 25 MW of existing or near-term grid capacity at the site, based on preliminary information that remains subject to further verification and utility confirmation. The parties intend to explore a utility expansion pathway that could potentially raise total grid capacity to as much as approximately 99 MW within an anticipated 24-month period. Singularity cautioned that the framework agreement does not guarantee such expansion, and that any expansion would depend on utility studies, interconnection approvals, construction, regulatory approvals and other conditions that could cause delays, added costs or a failure to reach the targeted capacity.

Phased development, if it proceeds

The current concept calls for using only a portion of the property for an initial phase, preserving most of the acreage for potential future expansion. Singularity said a fully developed campus could eventually support additional AI computing clusters, data center capacity, energy storage and related infrastructure across multiple phases, though it cautioned that development beyond an initial phase remains uncertain.

Under the agreement, the parties plan to advance site planning, technical design, permitting, utility and grid interconnection work, and project structuring, subject to the terms of any definitive agreements they reach. Singularity said it intends to evaluate the project through further diligence while assessing financing structures and commercial opportunities. Definitive commercial terms, capital commitments, ownership or lease arrangements and construction schedules remain subject to due diligence, corporate and third-party approvals, financing availability, and the negotiation of definitive agreements.

Part of a broader digital infrastructure push

Singularity described the South Carolina site as a potential component of a broader effort to expand its business platform into data center development, AI computing infrastructure and high-performance computing alongside its existing operations. The company said combining its public-company platform with large-scale infrastructure development opportunities may provide a foundation for long-term business expansion, while cautioning that the parties might not complete the opportunity or realize the anticipated benefits.

In South Texas, Azio AI Holdings, Inc. has taken a more advanced step in a similar direction, naming Atlas One as the first phase of a 548-acre compute campus where it has already secured 11 MW of behind-the-meter power.
