The ALAROUS Integrated Community in Jeddah has moved from its initial launch phase into active construction and expanded residential development. ROSHN’s 4-million-square-metre masterplan continues to take shape across three phases. The community will ultimately deliver more than 18,000 homes in northern Jeddah.
ROSHN launched ALAROUS in 2022 as its first integrated community in Jeddah. The masterplan combines residential neighbourhoods with schools, mosques, parks, retail facilities and pedestrian infrastructure.
However, the development has since gained additional momentum through new residential offerings and partnerships with local developers. These developments are expanding the construction pipeline within the wider community.
ALAROUS Integrated Community expands residential construction
ROSHN introduced ALAROUS Residence in June 2026 as the community’s first apartment offering. The residential complex provides one-, two- and three-bedroom apartments.
The development includes swimming pools, gyms, children’s play areas and landscaped outdoor spaces. It also connects directly to a retail hub covering more than 7,000 square metres.
The retail component will provide shops, restaurants, cafés and essential community services. A mosque and nearby schools will also support the residential development.
Meanwhile, construction continues across other sections of ALAROUS. ROSHN says the community includes pedestrian routes, cycling paths and green spaces.
A tree-lined pedestrian boulevard forms a major element of the masterplan. The earlier development plan identified a 2.4-kilometre boulevard serving community amenities.
ALAROUS Integrated Community gains local development partnerships
The residential construction pipeline expanded further during Cityscape Global 2025. ROSHN signed four land-sale agreements with local developers for projects within ALAROUS.
The agreements total more than SAR448 million, equivalent to approximately $119 million. They cover more than 87,000 square metres of development land.
Miskan secured the largest agreement at SAR222.6 million. Its development covers more than 40,500 square metres.
Arabian Dyar signed a SAR110.4 million agreement covering more than 27,400 square metres. Meanwhile, Abyatona and Sateaa Al Tameer secured additional development sites.
Their combined agreements total SAR115.9 million and cover approximately 19,300 square metres. The four companies will develop standalone residential projects within the ALAROUS masterplan.
These agreements strengthen ROSHN’s local development pipeline while bringing additional private-sector construction activity into the community.
The community also sits beside MARAFY, another major ROSHN development centred around an 11-kilometre waterfront canal.
The wider development strategy is also creating links between major Saudi urban projects. For example, Makkah’s King Salman Gate is pursuing another large-scale mixed-use construction programme focused on residential, commercial and transport facilities.
That development is being explored through a proposed $5.5 billion partnership between RUA AlHaram AlMakki and MRCB International, adding another major urban construction pipeline in western Saudi Arabia.
Current ALAROUS construction status
ROSHN currently lists ALAROUS as a three-phase community covering four million square metres. The developer also confirms that ALAROUS Residence has entered the sales phase.
The project therefore has progressed significantly beyond its original 2022 launch. Residential construction, apartment sales and sub-developer agreements now form part of the evolving masterplan.
The development remains closely connected to MARAFY and Jeddah’s wider urban expansion. Its location also provides access to King Abdulaziz International Airport and King Abdullah Sports City.

Al-Arous Integrated-Community Project Offers An Open & Modern Lifestyle
The Al-Arous integrated-community project in Jeddah is under the wings of Saudi Arabia’s national real estate developer ROSHN, which is a fully owned company by the Public Investment Fund (PIF).
Announced during the Al-Ittihad and Al-Hilal match in Prince Mohammed bin Salman Cup Professional League, the project is the second community developed by ROSHN and is a part of a larger strategy for the development of vibrant and modern neighbourhoods within the nine cities as well as the four regions located within Saudi Arabia.
The project is also another significant step toward Saudi Arabia’s Vision 2030 ambitions. The Vision 2030 initiative aims to improve and raise the quality of life for all of Saudi Arabia’s citizens as well as boost homeownership levels across the country.
