Northwin Global City developer Megaworld Corp. has begun selling lots in the 85-hectare business in Marilao and Bocaue, Bulacan.
Megaworld is offering to buyers a monthly amortization of US$ 1444 for what it calls a “shophouse” lot and US$ 2076 for a commercial lot. A shophouse lot ranges between 250 square meters and 550 square meters. A commercial lot on the other hand measures between 450 square meters and 750 square meters.
Megaworld expects to generate close to US$ 106.5M in sales in the planned central business district (CBD) of Northwin, the 15-hectare Northwin Main Street. Due to turnover in 2026, the Northwin Main Street will be master planned like New York City’s Fifth Avenue. Corporate buildings, shophouses, hotels, and commercial towers will abound while keeping the walkability of the district.
Features and amenities
About 145 prime shophouse and commercial lots will be available in the CBD. They will be lined up in pedestrian-friendly streets surrounded by well-curated gardens and parks. According to Megaworld, the designs for the facilities in question are inspired by French architecture.
“Shophouses may be built up to three storeys high for retail, food and beverage outlets. These outlets include cafes, restaurants and bars, boutique hotels, and even outpatient clinics. The topmost floor of the shophouses may be used for residential or office purposes. Commercial buildings, on the other hand, may be built up to five storeys high. These will be exclusively for commercial purposes only such as office or boutique hotels,” explained the company.
Connectivity and mobility
It added that “the Northwin Main Street will be carefully master planned for connectivity and mobility. Promenades and walking parks will be integrated between blocks of the district. Main roads and avenues will be as wide as 30 meters. This is enough for eight-lane vehicle traffic on both sides.
One of the main stations of the Manila-Clark Railway project will also be located inside the township. It will offer convenient access to the future workers and residents of Northwin Global City.

Northwin Global City is a “global business district” being developed by a tycoon, Andrew Tan’s led by Megaworld Corp. The mega-company is investing approximately P98 billion in a new estate, 85-hectare spanning Marilao and Bocaue, set to be the first business and lifestyle metropolitan hub in the province of Bulacan. The estate marks 28th Megaworld’s township project.
Northwin Global City will consist of high-rise residential condominiums, commercial districts, shopping malls, hotels, mixed-use commercial buildings, state-of-the-art offices, and educational institutions. Megaworld will also integrate its iTownship features such as the installation of solar-powered and LED streetlights, bike lanes, fiber optic cabling, intermodal transport terminal, underground cabling system, and stormwater detention facility for flood prevention, and other sustainable infrastructure for mobility and connectivity into the city.
Also hosted with Northwin will be one of the stations of the most anticipated Manila-Clark Railway scheme, accelerating connectivity to Metro Manila and other urban areas. Additionally, 40 percent of the whole township will be dedicated to open and green spaces like landscaped parks. The Northwin Global City project’s P98-billion capital expenditure will be expected to be disbursed within the next 15 to 20 years.

“Lastly, the vision of having a really global and modern business district in Bulacan is ending to reality. This is like developing a new city which will locate Bulacan province in the global business map because we envision great multinational companies to operate here once the office towers and commercial district will be completed,” Kevin Tan, Megaworld chief strategy officer, stated in a press statement.
The township is approximately 20 kilometers north of Metro Manila and well accessible through the North Luzon Expressway (NLEx), Marilao Exit. The travel period is estimated to be 20 minutes from the new proposed Manila International Airport in Bulacan and five minutes to the Philippine Arena. Given its better access to Metro Manila, Northwin will be “very favorable for the future residents and locators of the township.
After completion, Northwin Global City will have convenient access to three international airports in Bulacan, Clark, and also in Metro Manila. From the Ninoy Aquino International Airport, Bonificio Global City, and Makati Central Business District, Northwin will also be accessed through Skyway 3 towards NLEx. Travel time from these business hubs is around one hour during normal traffic.
