Construction has begun on the first vertical development at The Point, a planned 600-acre mixed-use district in Draper, Utah, marking the transition from early-stage preparation into above-ground building activity within one of the state’s largest redevelopment projects.

The milestone represents the first visible vertical construction within the project’s initial 104-acre downtown district, which forms the opening phase of a broader, multi-phase development plan for housing, commercial space, entertainment, healthcare, and public infrastructure.

Located in the heart of Utah’s population corridor, The Point is being developed as a state-guided, privately delivered district designed to redevelop a major state-owned land asset into a long-term mixed-use center of growth and activity.

First vertical phase takes shape

The initial phase of vertical construction will include a 5,000-seat event center, a 363-unit multifamily residential building with approximately 42,000 square feet of ground-floor retail, and The Promenade, a 2,000-foot pedestrian-oriented street intended to serve as a central public corridor for the district.

Together, these components form the first buildout of the downtown core, which is expected to establish the foundation for future residential and commercial expansion across the wider 600-acre master plan.

The start of vertical construction follows years of planning and infrastructure development for the Point of the Mountain redevelopment area.

Phase one combines a $165 million infrastructure investment from the Utah Legislature with a $2.3 billion private funding commitment from The Point Partners (TPP).

Public-private delivery model

The project is being delivered through a public-private partnership between The Point Partners (TPP)—a development team led by Lincoln Property Company, Colmena Group, and Wadsworth Development Group—and the Point of the Mountain State Land Authority.

Under the structure, the State of Utah retains ownership of the land while private-sector partners are responsible for financing, development execution, and phased delivery of the district.

State and local officials joined project representatives at the site as construction began, underscoring the project’s role in long-term regional planning and economic development along Utah’s Wasatch Front.

Anchors and future development plans

The Mountain America Credit Union will hold naming rights for the Mountain America Event Center, a key anchor for the district. The venue will host concerts, sporting events, family entertainment, and community programming, while Oak View Group will manage operations.

Developers are also planning a University of Utah Health campus adjacent to the first phase of development. The campus will serve as a foundation for a broader health and innovation district within The Point.

Future phases of the project will add housing, retail, employment centers, parks, trails, and civic spaces, supporting long-term mixed-use development across the district.

Long-term district vision

Once fully developed, The Point is expected to function as a major mixed-use center for Utah’s Wasatch Front, combining residential neighborhoods, employment hubs, healthcare facilities, entertainment venues, and public spaces within a single integrated district.

The 600-acre redevelopment is planned to be delivered in multiple phases over time, with the downtown core serving as the first major step in transforming the former state-owned site into a long-term urban development zone.

The announcement comes amid continued large-scale residential and mixed-use development activity across the United States. In Florida, the Explore by Del Webb Verona project recently acquired 419 acres in Pasco County for a planned master-planned community, reflecting similar long-term land development trends in fast-growing regions.
