A total of 430 villas and townhouses that make up Sendian, the very first residential district at Masaar, a vast forested community and a host of leisure attractions coming up in the heart of Suyoh district, Sharjah, have reportedly been delivered.
This was recently revealed by Arada, a property development company created to build communities that enrich, engage, and inspire their residents, approximately 2 years since the company awarded contracts for the Sendian residential district project in Q1 2022.
The contracts, the total value of which was US$ 125.23M were awarded to Kuwait’s Mohammed Abdulmohsen Al-Kharafi & Sons (Al Kharafi) and Intermass Engineering and Contracting Company. Al Kharafi, which is regarded as one of the most experienced contractors in the region built a total of 142 villas in the Sendian district while Intermass, a well-established contractor based in Sharjah built the remaining 288 homes.
The homes in the Sendian district range in size from two-bedroom townhouses to five-bedroom Sendian Park villas. Every unit that is a part of the project has smart home features as the standard. Additionally, all homes are located in close proximity to the entrainment and leisure zone right at the heart of Masaar development.
According to Prince Khaled bin Alwaleed bin Talal, the Vice Chairman of Arada, ever since its launch, Masaar development has been one of the bestselling projects in the UAE. Buyers are reportedly drawn to the project’s beautiful woodlands, nature-inspired architecture and world-class amenities.

Completion of the remaining residential districts at the Masaar Mega Development
Masaar Mega Development is being carried out in 7 phases or rather districts. These districts are Sendian, Kaya, Robinia, Azalea, Sarai, Sequoia and Saro. The first three residential districts i.e., Sendian, Kaya and Robinia, have a total of 1,416 homes while Azalea, Sarai and Sequoia have a total of 987 homes. Saro residential district on the other hand has a total of 597 homes.
The construction of 986 homes in Kaya and Robinia residential districts is currently underway. These districts are scheduled to be completed by the end of 2024. Contracts to build the remaining residential districts will also be awarded before the end of the year. The entire Masaar Mega Development is scheduled to be fully completed by the end of 2026.
In total, the Masaar Mega Development will feature a total of 3,000 villas and townhouses spanning 19 million square feet upon completion. The homes will be linked by Masaar’s signature feature, a lushly landscaped and walkable ‘green spine’ containing 50,000 trees or its thereabouts.
Residents of Masaar Mega Development already have access to a range of completed facilities. These facilities include the central precinct that was officially inaugurated in September 2022. The precinct hosts an array of family-friendly entertainment, sports, and F&B attractions, including the Zad food truck district, a skatepark, a children’s adventure playground, and an events space.
Also in November 2023, Masaar Track was unveiled and has been open 24/7 ever since. Masaar Track is a 6.6-kilometre professional looped cycling circuit set within the woodlands of the Al Suyoh district. The track offers an impressive experience for cyclists, both amateurs and professionals.Â
