In a significant initiative to tackle the shortage of affordable houses in Hammersmith & Fulham, Higgins Partnerships has been appointed by the local council to undertake a transformative project. The former site of Hartopp Point and Lannoy Point will be revitalised with the construction of 134 high-quality, affordable homes. This development focuses on sustainability and community engagement. Thus, it aims to create a positive impact and enhance the lives of residents in the area.
The 14-storey towers that once stood on the Aintree Estate were constructed in the 1960s. They have been demolished to make way for the new development. The new homes will be built according to Passivhaus Classic Standards. Thus, they will ensure energy efficiency and reduce environmental impact.
The affordable houses in Hammersmith and Fulham will provide modern, comfortable living spaces for the community by spanning three buildings of varying heights, ranging from three to seven storeys.

A vital aspect of the development is the active involvement of residents in the design process. The designs of the new homes were co-produced with input from estate residents. This resulted in a thoughtful and community-centric approach. Drawing inspiration from the borough’s historic mansion apartment buildings, the new homes will feature an elegant brick-clad façade and reconstituted stone banding. They thus blend seamlessly with the surrounding architecture.
The development will also incorporate well-designed landscaped gardens, carefully considering the needs of residents of all ages. With a mix of soft and hard landscaped areas, trees, shrubs, and designated play spaces, the development aims to create a welcoming environment that fosters a sense of community and well-being.
Additionally, the project prioritises sustainability through the utilisation of cutting-edge technologies. Including air source heat pumps, solar panels, and green and blue roofs will significantly reduce the environmental impact of the development. The new houses in Hammersmith and Fulham will achieve an impressive 86% reduction in net carbon emissions. As a result, they will embrace a Fabric First approach. They will also provide not only affordable housing but also long-term energy savings for residents.

With 50% of the new homes designated as affordable housing, including social and London affordable rent options, the council is making significant strides towards its goal of providing over 3,000 affordable homes in the next four years.
The construction work is scheduled to commence in August, with completion anticipated by late 2025.
