In 45 days, construction on 400 Lake Shore Drive will officially commence. In a construction logistics community meeting yesterday, Related Midwest explained its building timetable. The complex, which will be built on the former Chicago Spire site, was authorised in the summer of 2020, only months after the COVID-19 epidemic began.
The northern tower will be the first to be built, with LR Contracting and BOWA Construction on the job. Skidmore, Owings and Merrill designed the 72-story skyscraper. It will stand 858 feet tall. Furthermore, it will be encased in a glass and aluminium window wall with ornate metal accent panels. The project will include 635 rental apartments with views of downtown and Lake Michigan, as well as 300 subterranean parking spots.

Construction of DuSable Park will commence prior to full occupancy of the structure as part of the first phase. This will happen if the Chicago Park District produces construction paperwork for the park within 16 months of the tower’s caisson permit being issued. Related Midwest is required to deliver the finished park in order for Tower One to acquire the final Certificate of Occupancy. As part of the initial phase, the riverwalk along the site’s southern side and a new pedestrian lane connecting the riverwalk to the Ogden Slip will be finished.
Details on the construction work for 400 Lake Shore Drive
The construction crew will be on-site in 45 days to commence site clearance and mobilisation. Below-grade construction, such as caissons, sheeting, and the cofferdam, will commence. Work below grade is planned to begin in the first quarter of 2024. It will go on until the second quarter of 2025. Once the subterranean work is completed, personnel will move on to vertical construction, which will include concrete pours, the building enclosure and interiors. Above-grade work will begin in the first quarter of 2025 and will last through the second quarter of 2027. The tower’s landscaping and full completion are scheduled for Q3 2027.
With a total project approval of 1,100 units, Related Midwest intends to construct the 635 apartments in the northern tower. They will then lease the building, and then begin construction on the remaining units in the southern tower. Based on market circumstances, the second phase will be either condominiums or rentals.
