Construction is set to begin later this year for a new multifamily residential complex named Sofi. The site, in North Hollywood, would include a about 111,000-square-foot building with 138 studio, one-, and two-bedroom apartments atop a two-level. It will be close to the intersection of Lankershim and Magnolia Boulevards.

The project was given the green light in April 2022 on the 11043–11103 West Hartsook Street property. It is being constructed through a partnership with Pyramid Development‘s Shahar Kalev and HGTV star Tarek El Moussa’s business, TEM Capital. The seven-storey building will also feature a 69-car underground parking garage.

The project is entitled to development incentives for Transit Oriented Communities. This permits more height and density than are typically permitted by zoning regulations and reduce the amount of on-site parking that is necessary. In return, 14 of the apartments will be designated as extremely low-income, deed-restricted affordable housing.

The envisioned apartment building, known as Sofi, is being created by Sam Aslanian Architects. To accommodate, the modern podium-style structure will have a variety of amenity decks. Additionally, it will have a rooftop pool, a recreation area, courtyards, a co-working space, and a gym. Construction is expected to start in 2024 and is expected to be completed by 2026.

The project is one of a few substantial multifamily structures now under construction close to the North Hollywood Metro station. On the North Hollywood Station park-and-ride lot, Metro is collaborating with Trammell Crow Company on a more than $1 billion project that could bring housing, offices, and other uses. A similar project with 128 apartments and retail is planned for the Laemmle NoHo 7 property at 5420 Lankershim.
