DLP Capital has announced plans to convert one premier office block in downtown Allentown into Dream Grand Plaza apartment complex. The building would include 24 two-bedroom flats and 94 one-bedroom apartments, according to plans submitted to the city earlier this year. According to a press release, the structure at 835 West Hamilton Street will also be known as the PPL Plaza. It will feature “resort-style amenities,”. These include entertainment spaces, a fitness centre, and a dog-washing station.

The Class A office building’s eight stories will have five converted into residences, according to Chief Executive Officer Don Wenner, a native of the Lehigh Valley. According to a corporate news release, the second through sixth floors will be converted into 118 luxurious residences, each of which has been “thoughtfully designed” to be “a true sanctuary” for the building’s occupants.

DLP Capital announced on Wednesday that Serfass Construction will be in charge of the project. They will turn the majority of the office building into apartments. According to city documents, the residential complex spans little more than 1.6 acres. Furthermore, it will likely be managed by Dream Apartments. According to a news release, DLP Capital purchased the eight-story Grand Plaza for $15.3 million at a public auction in 2021. In Center City Allentown, the structure has more than a quarter million square feet of space.

The minimum square footage requirement for one-bedroom apartments in Allentown is 500 square feet; this may accommodate roughly 400 units.
