Shoma Group has set the stage for a transformative addition to Miami’s skyline with their ambitious proposal for two 40-story mixed-use towers on Bird Road. The developer recently filed a pre-application with Miami-Dade County officials for the project known as “Shoma One” situated on the prime 2.4-acre site at 3650 Bird Road, acquired by the company for $34 million in 2022.

This updated vision marks a significant departure from the initial proposal, which had outlined two 18-story towers housing a total of 391 apartments. The turning point came when Miami-Dade County expanded the Rapid Transit Zone area around public transit stations, a move that not only permitted greater density but also streamlined the application process by bypassing city involvement. The strategic location of the proposed two 40-story mixed-use Towers in Miami, just north of the Douglas Road Metrorail Station and along the Underline linear park beneath the Metrorail, has added to its appeal.

Under the revised plans, Shoma One will offer an impressive total of 748 apartments, 20,000 square feet of commercial space, and 718 parking spaces. Notably, 12.5% of these apartments will be earmarked for workforce housing, reflecting Shoma Group’s commitment to addressing the community’s housing needs. Apartment sizes will range from 400 to 1,200 square feet.

Shoma group hopes to break ground on their two proposed mixed-use towers in mid-2024. Shoma One’s unique design envisions two towers situated at opposite ends of a parking podium. The podium will host a pool and an expansive amenity deck, setting the stage for a dynamic and vibrant community space. At the heart of the parking deck, an impressive 18,000-square-foot Shoma Bazaar food market will provide a unique experience with windows offering a view of the Metrorail station. A separate two-story building will house the leasing office with an active rooftop, enhancing the project’s allure.

Masoud Shojaee, President and Chairman of Shoma Group, underscored the proposed two 40-story mixed-use Towers in Miami project’s connectivity to the Underline and its potential synergy with the Shoma Bazaar. He envisions a space where cyclists, pedestrians, and pet owners can stop for outdoor seating in front of the bustling bazaar.

Shojaee also emphasized the importance of tranquility for residents, with apartments on the lower floors featuring double-thick windows to shield them from noise generated by passing Metrorail trains. The amenity offerings in Shoma Bazaar are nothing short of impressive, including a movie theater, a pool, a dog spa and park, a splash pad, a spa with a sauna and steam room, a game room with billiards and foosball, and a daycare center catering to young children.

Designed by local architects Bermello Ajamil & Partners, the proposed two 40-story mixed-use Towers in Miami project has garnered support and is currently undergoing the approvals process in close collaboration with county officials.
