St. Anslem Apartments, an affordable housing community is set to go up in the Bronx, New York. Recently, the Catholic Homes of New York secured funding worth about 89 million to build the project. However, it was the New Jersey based Rockabill Consulting firm that assisted the developer to secure the loans. The developer building the community is an affordable housing arm of the Catholic Charities of the Archdiocese of New York.

 

Construction on St. Anslem Apartments will take place at 671 Tinton Ave, in the parking lot of the Church of St. Funding for the project came from multiple sources including a $47.4 million loan from TD Bank. Additionally, the project received $39.2 million from The Federal Low Income Housing Tax Credit. While N.Y’s Housing Finance Agency provided $22.6 million and $70.2 million also came from the Homes and Community Renewal. Empire State Supportive Housing Initiative also provided an undisclosed amount as well.

Number of units at the St. Anslem Apartments

 

St. Anslem Apartments will be built as a 12 story building, consisting of 126 apartment units. The developers will reserve 71 units on the property for people earning at or below 50% of the area median income (AMI). Another 25 units will also be designated for households earning 60% or less of the AMI. While 21 of the proposed units will house individuals earning 70% or lower of the AMI.

The St. Anslem Apartments will also include eight supportive housing units for households earning less than 40% AMI. Tenants with a history of homelessness and domestic violence will have access to supportive services provided by Nazareth Housing. These services include counseling, education, child care, employment assistance and case management, as well as legal and medical referral services.

 

Mountco Construction, the general contractor for the St. Anslem Apartments project expects the first residents to move in May 2025. ESKW is the architect in charge of the project.

 

Apartments at St. Anslem community will boast of energy star Certified appliances, as well as water and energy saving fixtures. In addition, there will be energy saving heating systems along with LED lighting, and a rooftop solar system. Residents of the community will enjoy shared amenities including a library, laundry rooms and access to a supportive services office.
