Project Overview:

TruePoint development is a $200 million mixed-use project located at 4457 Trueman Boulevard, in Hilliard aiming to transform the cityscape with a lively urban hub that combines business spaces with homes and recreational areas seamlessly woven together by Equity developers from Hilliard to embody Capitol Hills vision of a bustling downtown area.

Project’s Timeline and scope

TruePointe is a 27 acre project comprising 15 buildings such as two parking structures on site alongside a hotel and various office and retail spaces under development since the groundbreaking, in July 2023.

The development is progressing as planned to wrap up by the close of 2025 with a budget of $200 million in place. With plans for providing 300 thousand feet in office space and around 42 thousand square feet dedicated to retail space along with 360 residential units within the Tempo apartment complex. TruePointe will also have two pocket parks along with communal areas, for public gatherings and various dining choices to elevate its allure and boost its overall excellence.

Challenges

Large scale challenges are taken into consideration for the development of TruePointe. The construction of a ground-up, 27-acre urban development that includes multiple building components (office spaces, residential units and retail areas) has to be meticulously planned and coordinated. Then the logistics of blending in elements as diverse as public parks and unique open spaces associated with multiple buildings within a single development cause their own headaches in terms of things like minimizing disruption to-and-from existing neighbors. Construction timelines and costs have also been impacted by changes in economic factors and supply chains.

Equity is a proven Hilliard-based development team, nationally recognized for crafting transformative urban places. Veteran and Chairman of the Board at Equity, Steve Wathen can also be credited for bringing this project up to speed. The residential portion will be developed through a partnership with Indianapolis-based real estate concern Milhaus. The offering of these services, as well as partnerships with businesses such as Advanced Drainage Systems, Home2 Suites by Hilton (construction crews are currently building this 104-room extended stay hotel on the property), Drunch Eatery + Bar and Brick House Blue make for a multifaceted development.
