Wolf Ranch, one of the region’s most expansive and fastest-growing neighborhoods, approaches completion after nearly 10 years of development.

Hillwood Communities is entering the third and final phase of Wolf Ranch, a 1,120-acre master-planned community in Georgetown, about nine years after breaking ground in November 2015. The completed final phase will bring Wolf Ranch to nearly 2,500 homes.

Duke Kerrigan, Austin general manager at Hillwood Communities, said, “Wolf Ranch encapsulates the Hillwood brand very well. We hyper-focus on doing the right thing: planning, planning, planning; executing very efficiently; and constantly listening to what our customers in the market are saying to meet those demands.”

The Final Phase of Wolf Ranch: “West Bend”

The third phase, called West Bend, follows earlier phases Hilltop and Southfork. West Bend covers 325 acres and will include 671 home sites. Hilltop also has 671 homesites and Southfork has 1,121, totaling 2,463 home sites throughout Wolf Ranch.

Homebuilders for the third phase

Homebuilders for the third phase include Coventry Homes, David Weekley Homes, Drees Custom Homes, Highland Homes, Pulte Homes and Tri Pointe Homes. Past builders include Ashby Signature Homes, Lennar, Perry Homes and Westin Homes, according to Austin Business Journal research. Austin-based Icon Technology Inc. has also built 3D-printed homes in Wolf Ranch.

Homebuyers can expect the first move-in ready homes in West Bend by summer 2025, with prices starting in the mid-$400,000 range.

Current Residents

Wolf Ranch currently houses over 1,200 residents. It ranked as the fourth fastest-growing neighborhood in the region in 2023, with 276 home starts and 207 closings, according to ABJ’s latest list of fastest-growing neighborhoods.

Wolf Ranch Elementary School has become a standout feature in the area, as Kerrigan eagerly points out. The school’s journey began in 2017 when Hillwood sold land to Georgetown Independent School District. Construction finished in 2020, but the Covid-19 pandemic delayed its grand opening until 2021. This timing gave the school an interesting backstory – brand new facilities that had to wait a year before welcoming their first students. Despite the unexpected delay, Wolf Ranch Elementary has likely become a source of excitement and pride for the Georgetown community, symbolizing resilience and new beginnings in the face of global challenges.

“Wolf Ranch Elementary has tremendously uplifted the overall pace of sales in our community,” Kerrigan said. “It attracts consumers and residents to live here. … Comparing the average number of sales before and after the school’s opening impressively shows its impact on a community in early development stages.”

Located near the State Highway 29 and I-35 intersection, Wolf Ranch has garnered several awards. The Greater Austin Builders Association named it the 2024 Best Master-Planned Community, and it won the Master-Planned Community award at ABJ’s 2024 Residential Real Estate Awards.
