The campus — designed, engineered, and built by LGE Design Build on time and within budget — delivers 1.3 million square feet of industrial space across four completed buildings with a fully permit-approved fifth building, alongside a separate seven-acre mixed-use retail and dining precinct that introduces a new street-level activation to one of the West Valley’s highest-visibility freeway frontages. Park Algodon represents the largest speculative industrial completion in Phoenix’s West Valley submarket in recent years, and its mixed-use component distinguishes it from the region’s standard single-use logistics parks.

Four Buildings, 32- to 40-Foot Clear Heights, and a Ready Permit for Phase 2

The industrial portion of Park Algodon was delivered in two phases on the framework of a joint venture between Creation and Clarion Partners — one of the United States’ largest real estate investment management firms. Phase 1, now fully completed, comprises four speculative industrial buildings totalling 725,000 square feet, with individual tenant accommodations ranging from 30,000 square feet for smaller occupiers to a full-building option of 317,000 square feet for large-format logistics or distribution users. Creation, LGE Design Build, and the Team That Delivered Park Algodon

Both buildings are being turned over to tenants within 30 days of the completion announcement, with openings anticipated across confirmed tenants later in 2026.

The confirmed tenant roster at The Shops at Park Algodon reflects the fast-casual and specialty dining formula that has proven most resilient in employment-adjacent retail: Einstein Bros. Bagels, Chipotle, and Luna Grill are among the signed operators, alongside Zara Nail Bar. This combination of national brand recognition — which drives consistent traffic from the employment base and surrounding community — and locally relevant specialty operators gives The Shops a tenant mix calibrated for daily convenience rather than destination retail. A small number of remaining suites, ranging from approximately 1,100 to 2,600 square feet, remain available for lease as of the project’s completion, indicating strong pre-opening leasing velocity. The retail activation at Park Algodon is notable within the West Valley industrial context: purpose-designed, freeway-visible retail amenities have historically been underrepresented in the region’s logistics corridors, and The Shops’ placement at a high-traffic Loop 101 interchange gives the tenant mix the visibility and pedestrian access it needs to compete.
