Site plans reveal 240 multifamily units in eight 3-story buildings with 412 surface parking spaces. 142 townhomes offer two layout options.

D.R. Horton, listed on the NYSE as DHI, in 2024 submitted revised site plans for Eno Village following the March 2023 legal settlement—a prospective 382-unit residential community featuring a blend of townhomes and apartments. Nestled in close proximity to the picturesque West Point on the Eno Park, the development is strategically positioned south of the flowing Eno River and to the west of Highway 501. This project reflects D.R. Horton’s commitment to expanding housing options, providing a mix of living spaces, and contributing to the local community’s growth. The submitted plans signal the company’s ongoing efforts to address the evolving demands of modern living in a well-connected and scenic locale.

Site Plans for the Eno Village

According to the site plans there will be a total of 240 units divided evenly among eight buildings, each three stories. Additionally, there will be parking for the apartments with a total of 412 spaces, in surface lots. For those interested, in townhomes there will be 142 options each equipped with a single car garage. Two different choices will be offered; a 16-foot townhome spanning three stories or a 20-foot-wide townhome spanning two stories. Residents can select their option based on their needs and preferences.

Eno Village development phases

Eno Villages development will unfold in three Phases: The first phase focuses on preparing the infrastructure, which forms a foundation, for future construction projects. In the phase D.R. Horton will meticulously design townhomes to offer a range of housing options within the community. Finally, the third phase will introduce buildings creating a rounded and comprehensive residential landscape. To ensure planning and minimize long term effects on traffic and community infrastructure a thorough analysis of traffic impact has been conducted. The projected timeline aims for a buildout by 2026 showcasing the developer’s commitment, to planning and sustainable growth strategies.

Eno Village consists of six lots, which include 4903, 5001, 5003 and 5011 N. Roxboro St. well, as 4306 Victory Boulevard and 2801 Maple Ridge Drive.

Focus on the environment

As part of their dedication to taking care of the environment D.R. Horton, the homebuilder is actively preserving an area of trees—measuring 682,016 square feet—within the development. This conscientious effort reflects their commitment to practices by ensuring the preservation of greenery and contributing to the balance, in the area.

As per 2024 revised plans, Eno Villages design prioritizes the importance of having plenty of open space spanning over 10.72 acres with 2 acres specifically dedicated, to amenities like a swimming pool, a multi-use lawn, a greenway trail and even a dog park. Additionally, the community includes a clubhouse that serves as a gathering place for residents. It’s worth mentioning that this development also ensures access to the West Point on the Eno Park located just north of this planned residential area. This means that Eno Village residents can easily enjoy nature and engage in activities. By integrating spaces and being close, to natural surroundings Eno Village enhances the overall quality of life for its residents.

Eno Village — Project Update

After years of community and legal opposition, the Eno River Association (ERA) reached a settlement with developer D.R. Horton in March 2023, concluding roughly 16 months of formal proceedings that had escalated since October 2021. Under the agreement, D.R. Horton transferred ownership of 27.6 acres of the most ecologically sensitive portions of Black Meadow Ridge to the ERA for permanent preservation — though the physical land transfer was not fully executed until March 2026, following a required administrative period tied to infrastructure and subdivision milestones.

The development will still proceed with 382 residential units, but within a significantly condensed footprint. Key environmental protections secured through the settlement include a 200-foot stream buffer, a 100-foot forested buffer along the southern neighborhood edge, and a reduction in total impervious surface coverage. Beyond environmental protections, D.R. Horton also committed to preserving the historic Holman Cemetery — a burial site for members of the Holman family and enslaved individuals — and increased the project’s affordable housing dedication to 3% of units.

As of Spring 2026, active construction is underway. Site clearing and ground preparation are in progress within the approved boundary, with the developer following a phased approach beginning with primary infrastructure before townhome construction begins. An emergency access road connecting Eno Village to Stadium Drive is also being established, with plans for it to eventually open as a pedestrian and cycling extension of Durham’s greenway system.

While D.R. Horton’s project was initiated in 2020, it legally relied on a highly controversial, decades-old master plan called “Foxmoor,” which had originally been approved by the city in 1976 but sat dormant for forty years.

Other developments in the area

There has been an increase, in interest from developers and homebuilders in the North Durham area. Beacon Partners is currently working on a project that involves the construction of 360 units along with a business and entrepreneurship hub spanning 40,000 feet for Durham Technical Community College. Additionally, Property Resolution Services LLC is planning to develop, up to 90 residences, specifically duplexes, multiplexes, townhomes and apartments.

D.R. Horton is also the developer of Lyndon Oaks, a community, in Knightdale consisting of 500 homes that have prices starting in the $200,000s. Additionally they are responsible, for Chamblee Lake, which features 360 homes and is located in Zebulon.

Additionally, similar momentum is playing out roughly 26 miles southeast of Raleigh, where The NRP Group recently broke ground on Eastfield Village in Selma, Johnston County. The 348-unit garden-style apartment community will anchor the broader 435-acre Eastfield master-planned development — a project that blends workforce housing, a business park, medical and retail space, and greenway connectivity. Taken together, Eno Village and Eastfield Village reflect a wider pattern across the Triangle: large-scale residential projects navigating the tension between regional growth pressure, environmental responsibility, and community needs.
