Trammell Crow Company (TCC) and PGIM have broken ground on the fourth and final phase of the 35 Eagle Fort Worth industrial park expansion in Texas. The phase will add 755,793 square feet of warehouse and distribution space across three buildings. Consequently, it will expand the companies’ industrial presence in the Dallas – Fort Worth logistics market. Construction began in November 2026, with completion targeted for summer 2027.

The latest phase will cover approximately 58 acres. It is located at the northwest corner of Interstate 35 West (I-35W) and Eagle Parkway. The development will serve industrial tenants requiring modern warehouses, cross-dock facilities and regional distribution space. Meanwhile, Fifth Third Bank and American National Bank are providing construction financing.

The Phase IV expansion comprises three speculative industrial buildings available for lease. The largest will be a 508,500-square-foot cross-dock warehouse. Meanwhile, the other two will provide 106,814 square feet and 140,479 square feet of rear-load warehouse space, respectively. Together, the facilities will support various logistics, storage and distribution operations.

Three-Building Warehouse Development

The largest facility, Building 1, will measure 508,500 square feet and feature a cross-dock configuration. It will have a 40-foot clear height and a depth of 500 feet. The building will also accommodate approximately 450 trailer positions, supporting high-volume freight handling and distribution activities.

Building 2 will provide 106,814 square feet of rear-load warehouse space. It will feature a 32-foot clear height and a 200-foot depth. Similarly, Building 3 will offer 140,479 square feet, with the same clear height and a 235-foot depth. Together, these specifications will give tenants flexible options to meet different storage, loading and distribution needs.

The three buildings will be developed as speculative industrial facilities. Therefore, construction is proceeding without pre-secured tenants for the entire space. TCC and PGIM will market the completed facilities to businesses seeking warehouse and distribution space in Fort Worth.

The developers are pursuing Leadership in Energy and Environmental Design (LEED) certification for all three buildings. The certification target places sustainability within the project’s design objectives. However, the announcement does not identify a specific LEED rating level or confirm that certification has already been awarded.

Strategic Location in the Alliance Logistics Corridor

The 35 Eagle industrial park is located within the Alliance submarket of northeast Fort Worth. Its position near I-35W and Eagle Parkway provides access to a major north–south highway corridor serving the Dallas–Fort Worth metropolitan area. The site is also less than one mile from Fort Worth Alliance Airport, an important cargo and corporate aviation facility.

In addition, the development is within approximately three miles of the BNSF Intermodal facility. This proximity provides access to an established freight and rail logistics network, complementing the site’s highway and air transport connections. The combination of these transport links is relevant to businesses handling regional distribution, freight consolidation and supply-chain operations. This is as other states such as Minnesota continue to make investments in their freight infrastructure project, including the Colburn Industrial Park Railroad that has just started construction.

The location is therefore a central element of the development strategy. Industrial occupiers can assess the facilities in relation to road freight routes, airport access and intermodal connections. Nevertheless, actual transport efficiencies will depend on individual tenant operations, traffic conditions and the movement of goods through the wider logistics network.

35 Eagle Industrial Park -Phase IV Expansion

The fourth phase builds on a development program launched in 2013. Since then, TCC and PGIM have delivered the industrial park in successive phases. According to TCC, the first three phases provided more than 5.4 million square feet of speculative industrial space. The facilities have since been constructed, leased and sold. Additionally, the first three phases have generated more than 2,400 jobs in Fort Worth.

TCC’s project records document earlier construction at 35 Eagle, including the initial buildings delivered in 2015 and a second phase completed in 2018. Phase III was a five-building development totaling approximately 2.1 million square feet, with completion recorded in the first quarter of 2024. The latest phase consequently represents another expansion of the established industrial park rather than a standalone logistics development.

TCC has identified Phase IV as the fourth and final stage of 35 Eagle. Upon completion, it will add nearly 756,000 square feet of industrial space. Furthermore, the expansion will address demand for modern industrial facilities in the Alliance area and the wider Dallas-Fort Worth market.
