Plans have been revealed for the development of a 2161 Hawkins tower at  Sycamore Brewery’s former site in Charlotte. The Atlanta-based developer, Portman will begin construction on the 24-story tower, after Sycamore has relocated to the nearby 16-story Line tower. Portman’s V.P, Brittani Sanders, said the project will provide a highly amenitized residential tower, to complement The Line’s commercial component.

Besides the residential aspect of the 2161 Hawkins tower, the developers will also focus on creating street-level amenities. According to Sanders, the project will add ground-floor retail and also introduce a synergy of pedestrian experiences to the area. Furthermore, it  provides a transit-oriented connecting point for office workers, residents and visitors.

Although the project’s cost is still undisclosed, the developers have confirmed that the groundbreaking will commence by October later this year. Construction is expected to be completed by the the third quarter of 2024. Foundry Commercial will be in charge of handling all leasing arrangement for the property.

Development plans for the 2161 Hawkins tower

The  2161 Hawkins tower will bring 370 luxury residential apartments to Charlotte’s vibrant South End district in North Carolina. Residents will enjoy top-tier  amenities such as  concierge services, a rooftop pool, co-working spaces, game room, and climbing wall. Provisions will also be made for  indoor/outdoor fitness centers and so much more more. 

Meanwhile the ground-floor of the  2161 Hawkins tower will feature restaurants and a retail component spanning across 18,700 square feet. This is intended to create a vibrant environment, which allows the retail areas to spill into the sidewalks and public plaza. What’s more the project adds green spaces, which are most likely to be created between 2161 Hawkins and The Line. It also includes a fourth-floor sky bridge development, linking the retail spaces to an adjacent office tower, opened by Portman earlier this year.

The 2161 Hawkins tower is located just off Charlotte’s Rail Trail and Light Rail Blue Line. Therefore its location enhances pedestrian connectivity and walkability between urban neighborhoods, and also offers accessibility to several street-level amenities. Moreover, the ground floor will be anchored by several notable establishments such as the Sycamore Brewery and Dressler’s new Chapter 6 restaurant. Other popular tenants in the vicinity include the neighborhood market Savi Provisions and fitness concept GritBox Fitness.
