A giant Pennsylvania-based home developer, Toll Brothers Inc. intends to begin its Chamblee Park Project, which would bring  hundreds of townhomes and apartments to Chamblee, Atlanta. This is the largest project to be announced in the metro Atlanta area and it will be developed by the Atlanta-based home builder, Thrive Residential that was acquired in early 2020 by Toll Brothers.

Chamblee Park’s site is located at Interstate 285 and Peachtree Industrial Boulevard, which is in close proximity to  the former General Motors plant site in Doraville that has been planned for redevelopment, into a 127-acre film and entertainment campus, by the Atlanta-based Gray Television Inc.

According to the proceedings of the rezoning application filed with the City of Chamblee, the developer plans to build 700 or more residential units which is about 87% of the maximum number of residential units allowed by Chamblee’s zoning code. This development plan for the Chamblee Park includes approximately 40 single-family detached units, 138 townhomes, 138 stacked flat townhomes, between 365 to 380 apartments, and a maximum of 20,000 square feet of retail, commercial and restaurant space to be built on a 29 acre site.

Toll Brothers spoke on the benefits of the Chamblee Park development to the community, during their application. They pointed out that introducing these mixed-use apartments to the area would upgrade the availability of residential options, by providing a diverse mix of properties with high capacity transportation corridors. The Toll Brothers explained that the occupants would have more options, to choose between the single-family residential neighborhood west of the property and the nearby commercial area.

To proceed with construction of the Chamblee Park Project, the developer would have to  demolish all the existing structures on the site, which include a shuttered church building and some standalone homes scattered around Parsons Drive and Deacon Lane, which are either vacant or intended for renting. This project is expected to be completed by 2024.
