A groundbreaking ceremony was recently held in Nashville, Tennessee, to mark the start of construction of a multifamily property dubbed LOCAL Midtown by Subtext.Â
Subtext, an integrated real estate development company is collaborating with Brinkmann Constructors on the project to provide 307 residential units. However, this new development goes beyond delivering a new building, and also focuses on achieving the residents’ desire for social connection.
LOCAL Midtown by Subtext will be the developers’Â first housing project in Nashville. According to Brandt Stiles, Subtext’s Principal, the goal for this project is similar to their other developments in dynamic growth cities. Therefore, the new residential community would focus on supporting how urban residents want to live, work and socialize.

Arkansas-based Simmons Bank provided the $78 million construction loan for the development of the 270,000-square-foot project. According to the developers, the Brinkmann team was able to reduce the structure cost through creative and insightful preconstruction engineering.
Besides reducing the cost, the revised foundation system also helped manage scheduling issues and potential unknowns of the site geography. Construction on the project is expected to be completed by 2024
Design plans for LOCAL Midtown by Subtext
The latest designs of the development show a mix of studios, one-, two-, in addition to three-bedroom apartments, totaling 307 units. However, the first five floors of the 15-story building will feature a covered parking garage with 310 spots for residents.
Residential units will therefore be available on the top 9 floors, directly above the 5-floor garage. On the 15th floor, the building will include a sky lounge and deck, with sweeping views of downtown Nashville. Dynamik Design was the architect in charge of the project’s designs.
A variety of amenities are featured at the LOCAL Midtown by Subtext which occupies up to 10,000 square feet of space. These amenities are provided mostly on the first, fifth, and sixth floors of the building. A curated coffee bar and the micro market will be available on the first floor.
The fifth floor will house a music studio and recording booth. On the sixth floor, residents will have access to unique spaces featuring amenities like a media lounge, speakeasy, and collaboration area. In addition, it also offers a gaming room, fitness center, library, and outdoor amenity deck with a swimming pool.
