The Opus 250-unit multifamily project in St Louis Park, Minnesota, has begun under Opus Group. The five-story residential complex will feature studios, one-bedroom, two-bedroom, and three-bedroom apartments, as well as live-work units, on a roughly four-acre site. Ten percent (10%) of the flats will be affordable to families earning 50% or less of the regional median income. A club room, private dining room, work-from-home suites, fitness and yoga studios, and a rooftop lounge and pool deck with a hot tub, fire pits, cabanas, grilling stations, and an outdoor kitchen will be available to residents. A separate dog run and a pet spa are among the pet attractions. The structure will also have environmentally friendly elements.

Opus is the primary developer, design-builder, interior designer, architect, and structural engineer. Opus was aided in raising funding for the project by the Minneapolis CBRE team of Abe Appert, Ted Abramson, and, Keith Collins. The Opus Minnesota multifamily project is expected to be completed in late 2023. A plaza featuring pickleball and bocce ball courts, as well as 7,745 square feet of retail space, will be located on the ground floor. A three-level parking ramp with 320 car spots, as well as a bicycle parking facility and maintenance room, will be included in the development. In addition, there will be 28 surface parking places near the shop space.

The development is located at 3440 Beltline Blvd. in the southeast part of St. Louis Park, less than a mile from the MN Highway 7 and 100 junction, and one block south of the Beltline Boulevard Station. The station, which is currently under construction and scheduled to open in 2024, will service the Southwest Light Rail Transit line, which connects downtown Minneapolis to the southwest suburbs. The property is two blocks from Wolfe Park, a popular leisure area featuring walking paths, an amphitheater, picnic shelters, playgrounds, and basketball and pickleball courts. It is also next to the Bass Lake Preserve.
