The Grove, a 1,300-acre master-planned community, has received final zoning and development approval from Henry County officials. The community will rank among the largest and most significant developments in Metro Atlanta. The approval was granted by the Henry County Board of Commissioners, clearing the way for the multi-phased project that will introduce more than 6,000 residential units and 2 million square feet of commercial, retail, and public space to the region over the next several decades.

Just 22 miles from Hartsfield-Jackson Atlanta International Airport and minutes from EchoPark Speedway, The Grove is well-positioned to become a leading regional center for living, business, and lifestyle.

A Long-Term Vision Now Underway

With development agreements and zoning in place, Phase 1 construction is underway. It includes necessary GDOT road improvements, water and wastewater infrastructure development, and the first wave of residential construction. The initial phase is projected to be finished by 2028.

A Multi-Decade Buildout with Mixed Housing Types

Planned to occur over a span of 25 to 40 years, The Grove will feature a wide range of housing types—single-family detached homes, townhomes, multifamily apartments, and active adult communities—designed to suit the needs of residents at all phases of life. National and regional builders will be brought in over time to join the phased buildout.

In addition to residential development, the project includes a significant commercial hub designed to bolster local employment generation and economic stimulus. The proposal designates the 2 million square feet of non-residential space for retail, office, and public-use buildings.

With final approval in place, The Grove is moving from vision to reality, clearing the way for one of the Atlanta metro area’s largest community developments to begin construction.

Amenities and Infrastructure to Support a Growing Community

The Grove will have extensive community amenities including:

8 miles of walking and biking trails

A mix of public and private amenities to provide a connected, quality lifestyle

To support local infrastructure and services, Geosam Capital will donate 7 acres for a new public safety building that would be a potential home for fire or police services. The developer is also in talks with Henry County Schools about setting aside land for a new elementary school. Water and sewer services to the development are likely to be provided by Clayton County Water Authority.

Although Geosam Capital is spearheading the master plan, contractors and builders for every phase shall be named individually as those phases progress.

Addressing Public Concerns

Throughout the approval process, some residents voiced concerns regarding heightened traffic, pressure on water resources, and the county’s capacity to sustain such a massive wave of new development. Project officials have stressed that the staged rollout explicitly intends to match the expansion of infrastructure to population growth and to provide long-term sustainability.
