A massive new 35-story residential tower in the heart of Miami’s Brickell district is near breaking ground. Domus Brickell Center developers, the high-rise at 1034 SW 2nd Avenue, have finalized a critical utilities agreement with Miami-Dade’s Water & Sewer Department, dated June 30. It’s one of the final obstacles to a summer groundbreaking, a highly anticipated event.
The project is being developed by North Development, a partnership between Ricardo Dunin’s Miami-based Oak Capital and Peruvian group Edifica. Domus Brickell Center is the company flagship of its “Domus FLATS” concept—flexible flats designed for short-stay occupation, with a focus on hotel-style management and service.
Designed by MC+G Architecture with interior design by Urban Robot Associates, the tower will rise to 35 stories with 579 move-in-ready units ranging from studios to two-bedroom residences. Contemporary finishes including upscale Bosch appliances, stone tops, keyless entry systems, 9-foot ceilings, and private balconies are slated for each unit. The residences will be completed move-in ready in line with the developer’s strategy of introducing a turnkey product to owners as well as visitors.
Amenities
Domus Brickell Center’s amenity lineup is complete, with hospitality-driven amenities blended with lifestyle luxuries. At the heart of the property will be The Cypress Room, a 4,000-square-foot amenity lounge with café, wine bar, and gourmet market. Its other highlights will be rooftop pool and sky deck, hot tub, yoga room, fitness center, pet-friendly amenity areas, and a number of co-working and meeting areas. Other amenities like 24-hour front desk assistance, valet, housekeeping, and EV charging points will further enhance residential living.
In a bid to overcome the uncertainty usually tied with condo-hotel concepts for their new 35-story residential tower in Brickell, North Development has set up Domus Management, a specific subsidiary responsible for managing operations and upholding hospitality-level standards. A full-time quality control manager and skilled housekeeping personnel will ensure professionally managed unit turnover.
The location along SW 2nd Avenue places the tower in the middle of Brickell’s financial district, with residents having unobstructed panoramic views of Downtown Miami and easy access to the city’s key business and entertainment areas.
The city still needs to review the full building permit for Domus Brickell Center, but officials approved an advance demolition permit for the site last year. The original plans show the project finishing in 2027, with vertical construction starting later this year.
As things move forward, North Development is a highlight project in the larger rejuvenation of Brickell’s residential landscape.
