A building permit has been requested for the construction of the Onni Groups New Office Building in Los Angeles at the junction of Romaine Street and Sycamore Avenue.
The proposed project would redevelop an adjoining parking lot at 948 N. Sycamore Avenue with a 14-story building featuring approximately 195,000 square feet of offices above 6,393 square feet of ground-floor commercial space and a five-level, 809-car parking podium while retaining one existing building, the nearly 67,000-square-foot Hughes Building at 7000 W. Romaine Street.
The mid-rise tower, which will stand around 216 feet tall, is being designed by Solomon Cordwell Buenz and is developed by Onni Group, an innovative real estate developer with exciting developments in Vancouver, Toronto, Los Angeles, Chicago, Seattle, and more.

The skyscraper will have a modern appearance, with white stone, metal panels, and concrete surrounding the podium floors and a glass facade on the office levels above. The podium and roof levels will include amenity decks.
The construction of Romaine & Sycamore is subject to municipal officials’ acceptance of discretionary entitlements, such as a zone change and a conditional use permit for alcohol sales in the ground-floor commercial area. CIM Group has created a neighbourhood of new office buildings, apartments, and restaurants in the primarily industrial Hollywood Media District in recent years.
“The city will be finalizing the initial study, which will include the project objectives, as well as an analysis of environmental impacts, and an investigation into feasible mitigation measures and alternatives to reduce any potentially significant impacts,” said Jivar Afshar, Planning Assistant for the City of Los Angeles.
While CIM Group has developed the surrounding properties into buildings that presently house tenants such as SiriusXM and Kaiser Permanente, Onni Group also has a presence in the Hollywood Media District. The Vancouver-based business is building a 231-unit apartment complex with ground-floor retail space a block north on Santa Monica Boulevard. Onni is also proposing new office buildings on Wilshire and Hollywood Boulevards, as well as high-rise residential complexes in Downtown Los Angeles and Downtown Long Beach.
