Redsun has awarded Caddick Construction tender for development of the £15.7m AVIATOR Phase II, which consist of two new-build warehouses with integral mezzanine offices. In last year February, Caddick Construction completed AVIATOR phase one of a 125,000 sq ft warehouse which was let on a 20 year lease to Survitec Group. It was subsequently taken by Arrow Capital Partners, who will fund AVIATOR Phase II as a unit of its €3bn Strategic Industrial Real Estate (SIRE) joint venture with Cerberus.

AVIATOR Phase II will cater for the industrial accommodation rise in demand and will lead to development of two warehouses of 200,000 sq ft and 80,000 sq ft, with parking, service yard and landscaping, on a 15-acre plot. Nick Wightman, director at Redsun, said that they worked collaboratively with the Cheshire and Warrington LEP on phase one and it was a great success. The second phase will help seal the chronic gap in high-quality stock in the region. The thriving location, near the motorway network, will be advantageous to both occupiers and investors.

High quality industrial premises.

The contracts manager at Caddick Construction Ian, Guildford also added that phase one of development was a huge success and the team was happy to be working with Redsun again. It is testament to the vast experience in offering high-quality industrial spaces and construction the two warehouses commencing the following month. Situated off North Road, the 22-acre space forms part of the Cheshire Science Corridor and enjoys benefit from the enhanced capital allowances towards fit-out costs offered by its Enterprise Zone status.

The development team consist of Fletcher Rae Architects, Muir Associates and Crookes Walker Consulting. The joint letting agents are B8 Real Estate and M1 Agency. The Caddick Construction team will start AVIATOR phase II next month, expected to complete in the summer 2022.
