Wolf Ranch, one of the region’s most expansive and fastest-growing neighborhoods, nears completion after nearly 10 years of development.

Construction and Availability Updates as of Mid-2025

Model homes for West Bend opened in May 2025. This makes the summer 2025 move-in more likely. Coventry Homes has also expanded into West Bend, with 146 homesites offered from $484,000. Also, only five garden homes -or less- remain in South Folk.

David Weekley Homes also commenced construction in West Bend early this year. They offer 2,400-3,800 sq ft homes on 60-ft lots, and up to four car garages.

Lennar and ICON’s 3D-printed “Genesis Collection” within the Wolf Ranch is also taking final steps in its development. The 100 -or so- homes are priced between $430,000 to $500,000. The Genesis Collection has also been notably recognized as the world’s largest 3D-printed neighborhood.

West Bend Development: Third and Final Phase of Wolf Ranch

Hillwood Communities is in its third and final phase of Wolf Ranch, a 1,120-acre master-planned community in Georgetown, nearly ten years after breaking ground in November 2015. The completed final phase will bring Wolf Ranch’s total home count to nearly 2,500.

West Bend – the third phase, follows earlier phases Hilltop and Southfork. West Bend covers 325 acres and will include 671 home sites. Hilltop also has 671 homesites, while Southfork has 1,121. These total to 2,463 home sites throughout Wolf Ranch.

Duke Kerrigan, Austin general manager at Hillwood Communities, said, “Wolf Ranch encapsulates the Hillwood brand very well. We hyper-focus on doing the right thing: planning, planning, planning; executing very efficiently; and constantly listening to what our customers in the market are saying to meet those demands.”

Who is Building West Bend

Homebuilders for the third phase include Coventry Homes, David Weekley Homes, Drees Custom Homes, Highland Homes, Pulte Homes and Tri Pointe Homes.

According to Austin Business Journal research, Wolf Ranch’s past builders include Ashby Signature Homes, Lennar, Perry Homes and Westin Homes. Austin-based Icon Technology Inc. is also buiding 3D-printed homes in Wolf Ranch.

West Bend with 671 home sites is positioned just south of Hwy 29 and west of I‑35. Homebuyers can expect move-in ready by summer 2025, with home pricing starting in the mid‑$400,000s, with upper-end listings surpassing $1 million.

Amenities and Infrastructure

Wolf Ranch provides 17 miles of hike-and-bike trails. Plans are also underway to extend this to 20 miles. This will include integration with Georgetown’s regional trail system along the San Gabriel River.

Also featuring in Wolf Ranch is the River Camp in South Folk, The Den in Hilltop, and a 15-acre park that is included in West Bend. The Wolf Ranch Elementary School that was opened in 2020 is also another note-worthy asset appearing in its infrastructure list.

Current Residents

Wolf Ranch currently houses over 1,200 residents. It ranked as the fourth fastest-growing neighborhood in the region in 2023, with 276 home starts and 207 closings, according to ABJ’s latest list of fastest-growing neighborhoods.

Wolf Ranch Elementary School has become a standout feature in the area, as Kerrigan eagerly points out. The school’s journey began in 2017 when Hillwood sold land to Georgetown Independent School District. Construction finished in 2020, but the Covid-19 pandemic delayed its grand opening until 2021. This timing gave the school an interesting backstory – brand new facilities that had to wait a year before welcoming their first students. Despite the unexpected delay, Wolf Ranch Elementary has likely become a source of excitement and pride for the Georgetown community, symbolizing resilience and new beginnings in the face of global challenges.

“Wolf Ranch Elementary has tremendously uplifted the overall pace of sales in our community,” Kerrigan said. “It attracts consumers and residents to live here. … Comparing the average number of sales before and after the school’s opening impressively shows its impact on a community in early development stages.”

Wolf Ranch has also garnered several awards. The Greater Austin Builders Association named it the “2024 Best Master-Planned Community”; also winning the “Master-Planned Community Award” at ABJ’s 2024 Residential Real Estate Awards.

Community Feedback

Wolf Ranch residents have aired their feedback on the neighborhood, online, and this notably includes concerns over the construction quality. This has mainly been anchored on the Perry and Drees Homes. Also voiced through social media platforms like Reddit are issues revolving around limited lot privacy, and reports of minor shifting or utility-related issues in newer builds.

Traffic and access challenges have also come up especially along the Hwy 29 and the Southwest Bypass. Wolf Ranch residents are calling for better signalization as the development nears expected completion this summer.
