A US$ 100M Drexeline Town Center project is currently in progress at Upper Darby Township in Delaware, Pennsylvania. Plans for the redevelopment project involve bringing mixed-use developments to a site, previously occupied by the decades-old Drexeline Shopping Center. In the end, this will convert the aging complex into modern facility housing apartments, retail, and self-storage spaces.
The Drexeline Town Center’s site, which is considered the gateway to the community, caused a few controversial issues. As a result, it took the developers six years to get the final approval on the project. MCB and its development partner, Hampshire Cos., were finally able to commence this year, despite the pandemic and other setbacks.
Scope of the Drexeline Town Center project
Located on 5100 State Road, Drexeline Town Center’s property will be expanded from 260,000 to 348,185 square feet. It will be a multi-phase development, starting with the demolition of the old structures and the site preparation. For the first phase, a section of the site will be raised 12 feet high to prevent flooding. Thereby, making it level with the surrounding property. Upgrades will also be carried out on several roads in this phase, as well as some infrastructure installations.

Five buildings occupying about 264,417 square feet on the 18.5-acre Drexeline Town Center property will be demolished. But the ShopRite building and a PNC Bank Branch will not be razed during the initial construction phase. Construction on the new ShopRite will start by fall and afterward, the old building will be razed in spring 2023. In addition, 20,000 square feet of other retail, and a new Wawa will be part of the market opening.
The second phase of the Drexeline Town Center project will cover the construction of the self-storage facility and an apartment complex. The apartment complex will be a five-story structure with 173 units, while the self-storage facility will span 120,000 square feet. Both structures will be developed on the former ShopRite location, with a delivery date set for the end of 2024.
