A new apartment complex, Waterfront Station II, that is set to provide affordable housing alternatives to a typically pricy sector of the city is currently under construction at 1000 Fourth Street SW, just one block from the Waterfront Metro station and three blocks from the Wharf, which has a wealth of restaurants, music venues, stores, and entertainment.

Designed by Torti Gallas, the project’s residential component contains 449 units, 136 of which (30%) will be classified as affordable housing. Many of the units will have angular 150-to-200-square-foot balconies with glass fronts and views of the Washington Monument, the United States Capitol, and the Anacostia and Potomac rivers.

The apartments are scheduled to be finished in winter 2023, with 68 units accessible to households earning 30% of the area median income and 68 units available to households earning 50% of the area median income.

Waterfront Station II Apartment Complex features and amenities

Solar panels will be installed at the Waterfront Station II apartment complex to improve energy efficiency. Indoor and outdoor amenities will feature a roof terrace and swimming pool, a second-floor courtyard, a co-working and social gathering area, a fitness center, a library, and lounges for entertainment and meetings. Michael Vergason will landscape the outside areas.

In addition to the apartments, the 12-story, 400,000-square-foot structure will include a performing arts center, an AppleTree Public Charter School campus for early childhood education, a Good Company Doughnuts neighborhood café, and 7,000 square feet of additional retail space for leasing.

Waterfront Station II is developed by Hoffman & Associates in collaboration with  AHC Inc., CityPartners, and Paramount Development. The projects finance partners are Grosvenor Americas, Merchants Capital, and the Richman Group while Hickok Cole is the interior designer.
