Helsinki-based YIT has come into agreement with the Czech housing cooperative to develop its residential apartments in Kladno. This has been acquired as a sale on the first phase of the Portti Kladno residential apartment building project. YIT will also take over the construction of the apartments according to official communication. The cost of YIT’s first residential development outside the city of Prague runs up to EUR 18 million – this being the value of the first batch of the bi-phased project.

A look at the Portti Kladno
YIT’s first phase of the Portti Kladno residential project in Kladno near the city of Prague will feature a diverse catalog of apartments. These will include the 85 communal housing apartments, and close to 200 apartments. The former are reserved for the Czech housing cooperative members.
The 200 apartments will be constructed in four separate low-rise buildings and will cover over 10,000 square meters. This will be done in two construction phases. The phases also follow the same requisite order per scale. This means the 85 communal houses for the cooperation members will be constructed first, then the close to 200 apartments follow suit in the second phase.
Pre-marketing for the one to four rooms apartments with kitchenettes, balconies, terraces and front gardens has started. Each apartment will also come with a pram room and an outdoor cleaning area. Cellars and parking spaces in indoor garages have also been included in the construction plans.
What does YIT’s Portti Kladno residential project have in store for the city of Kladno
Another interesting take is what YIT’s Portti Kladno residential project near city of Prague will bring to Kladno. According to the developer, this development will transform “a former industrial area into a cosy new residential area”. This is not the only vision propelling the project as YIT will also ensure there is “plenty of green areas nearby”. Quite a sparse sight these days.

The Portti Kladno residential project will also use modern prefabrication technology “extensively” as promised by YIT. The company is one of the steer-heading forces in modular construction. Other innovative features include the lean towards energy-efficient sources and an eco-friendly living.
Also to bear in mind is that Kladno is just 30 km from Prague. Only a maximum of thirty minutes come in between you in Kladno and the center of Prague. This has also been enthusiastically echoed by Tom Sandvik. “The city of Kladno offers good train connections to Prague, and a new express train line that is under planning will improve the transport connections even further. In the coming […].” The Head of Division CEE and Baltics at YIT also made a comment on the company’s future plans, stating, “In the coming years, a larger development with 800 apartments is planned for Kladno.”
Czech Green Building Council’s play in the Portti Kladno residential project
Czech Green Building Council’s assures that the apartments will be cheaper – saving home owners more than 1.5 million CZK (EUR 59,830). This price also gets greener with a foreseen reduction in mortgages and monthly lease payments.
The council is a multi-facet conglomeration of companies with an aim for “Vision Zero” in the Czech construction sector.
