Plans are set for Ballymore‘s latest major mixed-tenure quarter, UNEX-Thames Road Industrial Estate, on the riverfront, Royal Docks in London. The scheme will become the company’s third along the stretch of south-facing riverfront.

The decision on the 6.1-ha site comprises creation of around 1,610 new homes, with additional three-storey townhouses, taller blocks of between 15-to-18 storeys and lower blocks of six-to-nine storeys. Furthermore, the scheme will feature a light industrial and commercial area and a two-form entry primary school. The proposal also includes a major modern public park along the river and neighborhood leisure facilities, such as a gym, tennis court, outdoor pool, café and, rooftop running track.

The design inspiration.

The masterplan design, from HAL architects and Glenn Howells Architects, was designed and evolved on a series of workshops with the GLA, its Design Review Panel, London Borough of Newham and other key local and commercial stakeholders. The UNEX-Thames Road Industrial Estate design takes its inspiration from the riverfront location of the site and the huge number of nearby building art decos. It also demonstrates the site’s urban context and industrial heritage, focusing on consolidating the new neighbourhoods near Pontoon Dock and Silvertown Quays Station, while offering a compelling transition to the strategic industrial land to the east, which is the Tate & Lyle’s London sugar refinery‘s home.

UNEX-Thames Road Industrial Estate will enhance and celebrate the riverfront by offering public access to all of the riverside across the area, giving a new destination fronting the Thames. It will motivate sustainable travel, as new pedestrian connections and cycle routes will join to the Thames Barrier Park and Royal Wharf and a eight-minute walk to the Pontoon Dock DLR station which is a short distance to London City Airport. The site was earlier occupied by several industrial warehouses, a scrap yard and concrete batching plant. It was considered by the Newham Local Plan 2018 as suitable for mixed-use development.
