Construction has broken ground on, Begonia Temple City, a US$37 million mixed-use project in Los Angeles under Begonia Real Estate Development. The development will comprise 74 residential apartments and 11,000 square feet of retail space. The general contractor for the project, which is set to be finished in June 2023, is C.W. Driver Cos. Begonia Temple City, designed by Creative Design Associates, will have one- to three-bedroom floorplans ranging in size from 732 to 1,251 square feet. The balconies of the apartments will include built-in firepits and grills. The penthouse apartments on the top floor will feature rooftop terraces. Three live-work apartments will be storefronts or walk-in offices on the ground floor, with loft space above. In addition, each floor will have a Zen retreat for people who want a peaceful, private environment.
Begonia Temple City Project details
The 5570 Rosemead Blvd. site in Temple City will also have 11,000 square feet of commercial space and 180 parking spots beneath the structure. A two-story fitness studio, community room, business center, and patio will be available to residents. The complex, located at 5570 Rosemead Blvd., is 5 miles southeast of The Huntington and 4 miles south of the Los Angeles County Arboretum. Within one mile, there are several dining, shopping, and entertainment opportunities. San Gabriel Valley Medical Center is located two miles to the west of the hamlet.

The ground floor along Rosemead Blvd. has 14,000 square feet of retail/commercial space to serve residents and the neighboring neighborhood. The bottom level also offers guest parking, and all resident parking is guarded within the basement garage. Coldwell Banker Commercial negotiated the purchase of the property in July for $14.4 million. The land was formerly occupied by a 12,000-square-foot facility that served as the Learning Center. Begonia’s collaboration with C.W. Driver will extend beyond this project. The two companies are working on a 200-unit wrap development in Pomona, California, some 20 miles to the east.
