Housebuilder Weston Homes has obtained a 4.6-acre site in London’s Sydenham to construct a modern £100m development of 254 new homes. The space has full planning consent, permitted in March 2021, and makes a Phase II of the DYLON textiles dyeing factory complex redevelopment. The Phase I, included development of 223 apartments and was being undertaken in 2016-17 by Crest Nicholson.

Situated next to the Lower Sydenham Railway Station, bounded by Worsley Bridge Road and Station Approach, the new Weston Homes development has a blueprint from architectural practice Ian Ritchie Architects, with comprehensive design by Weston Homes in-house architectural and design team. It includes two buildings, developing on a height of four and eleven-storeys, stepped up from south to north, with 121 parking areas and a huge communal resident’s garden spreading down towards the Pool River, and new lit river walk.

The Weston Homes new apartments design features

The structures will have balconies, full-height windows and tiered roofscapes complete with feature London Yellow Stock brickwork, giving a connection to nearby residential buildings. With Lower Sydenham Railway Station (TfL Travel Zone 4) just 200 metres to the north, the new Weston Homes development will offer direct access into central London in 25 minutes, with access to the south circular motorway network around three miles to the north.

Bob Weston, chairman and managing director at Weston Homes, stated: “The possession of the DYLON Factory Works site in up-and-coming Lower Sydenham will help Weston Homes to offer a new apartment project which is perfect for first time buyers and young couples/families. “This modern outer London development is a section of the ongoing major growth and expansion. The business has a highly diverse range of developments, including a series of major landmark projects starting and many others in the pipeline.” Construction of the new Weston Homes development is anticipated to commence in late 2022 with a 20-month build programme.
