The 105 Victoria Street scheme’s developers have decided to go on with the enormous speculative office project to be developed in London since the pandemic. Welput, the central London specialist office fund managed by BentallGreenOak (BGO), is now searching for a contractor for the 470,000 sq ft ultra-sustainable commercial structure with a gross development cost of £1bn.

The scheme will use new innovations in ultra-low carbon construction to maintain carbon emitted through the construction cycle will be offset by six years of the new project’s operation. The 105 Victoria Street scheme will be the largest all-electric in the UK with its energy supplied from fully renewable sources ensuring zero fossil fuels in both operation and construction. BGO is actively engaging with industry partners for a contractor who can meet the demanding standards of sustainability and positive social impact required by the project. Construction is expected to commence on site in July 2022 and completed in the Q1 of 2026.

Project’s scope.

The 105 Victoria Street scheme is designed by architect KPF, alongside architect Henning Larsen.


Upon completion, the development will offer a new kind of community-focused facility in Victoria, providing over 400,000 sq ft working area, including 5,500 sq ft devoted to incubator and affordable space, all designed to foster the wellbeing and health of its end users. Additionally, it will compromise a 30,000 sq ft of terracing and greenspace – equivalent to 10 double tennis courts and one of the largest in any commercial building in the West End. It will include a ‘walk and talk’ track, 200m long and an Urban Farm with community allotments.

Dedicated area to connect and serve the community will cover 90,000 sq ft, with a central Village Square offered at street level. This will provide an inclusive public area and serving the community needs with a retail providing aligned with the sustainable and community focused ethos of the development.

The cycle ramp will give a cyclist experience set for ease and accessibility to allow the office workers ‘drive’ straight into the building. There will be a gym, cycle shop within the activity zone and extensive cycle storage for both tenants and visitors. A multi-purpose auditorium and arena will be used for indoor sports games and big business events.
