WhiteFiber moves its NC-1 data center in North Carolina from construction into customer deployment as initial 40 MW capacity comes online.

WhiteFiber‘s NC-1 data center campus in Madison, North Carolina, has moved from construction into active customer deployment, marking a major milestone for the company’s flagship AI infrastructure project, spanning a 96-acre retrofitted industrial property at 805 Island Drive.

Initial capacity has been delivered, and equipment startup and customer testing are underway. WhiteFiber has also begun initial billing and expects to reach full contracted run-rate billing across 40 MW of contracted IT load later in August 2026.

The milestone follows construction and commissioning work at the Madison campus, where WhiteFiber prepared initial capacity to support the contracted deployment.

Initial 40 MW deployment enters customer phase

The transition marks a major step beyond the initial construction phase as WhiteFiber continues commissioning equipment and deploying customer infrastructure. Last year, Nscale signed a 10-year, 40 megawatt (MW) colocation agreement valued at approximately $865 million

WhiteFiber said initial capacity has been delivered, while equipment startup and customer testing continue. The company expects the full 40 MW of contracted IT load to reach run-rate billing later in August.

The company reported approximately $932.9 million in remaining performance obligations for colocation services as of June 30, 2026. WhiteFiber said those obligations primarily reflect long-term contracted revenue from its NC-1 colocation agreement.

Financing discussions advance for NC-1

WhiteFiber has also entered exclusivity with a consortium of lenders for proposed secured financing for the NC-1 project.

The parties have begun due diligence and are negotiating definitive documentation. However, WhiteFiber said the proposed financing remains subject to customary approvals and conditions and has not yet been completed.

If completed, the financing would return a significant portion of WhiteFiber’s invested capital to its balance sheet and allow the company to recycle it into future development, according to the company.

Campus retains room for future growth

While the current milestone centers on the initial 40 MW deployment, WhiteFiber sees considerably greater long-term potential at NC-1.

The company said the Madison campus could scale toward approximately 300 gross MW over time. However, WhiteFiber has not announced a construction schedule or committed buildout for the full 300 MW. The figure represents potential future capacity rather than capacity currently under construction or deployment.

As WhiteFiber moves NC-1 into customer deployment, other developers continue advancing major AI data center projects across the United States. Riot Platforms recently secured its second major AI data center tenant at its Rockdale, Texas campus, advancing plans for a 191 MW build-to-suit facility scheduled for phased delivery through June 2028.
