A 1-gigawatt artificial intelligence data center campus in Nueces County, Texas, has reached full commercialization after securing a second long-term lease for 352 megawatts of IT capacity, bringing the project’s total contracted capacity to 704 megawatts.

The Beacon Point campus secured the additional capacity through a 15-year agreement with the same high-investment-grade tenant that signed the project’s first phase lease. The latest agreement carries a base-term contract value of $9.8 billion and doubles the tenant’s commitment at the campus.

The project has now secured contracts for its planned 1,000 megawatts of utility capacity through an interconnection agreement with AEP Texas for electric delivery service.

Located in Nueces County, Texas, the Beacon Point campus is emerging as a large-scale AI infrastructure facility designed to support energy-intensive computing workloads.

Second phase

The second phase will add a 352-megawatt AI factory built around NVIDIA’s DSX reference architecture for gigawatt-scale AI deployments.

Construction is moving forward at the site, where crews have begun site preparation and developers have procured long-lead critical equipment. Hut 8 expects initial energization in the first quarter of 2027. While the first Phase 2 data hall is scheduled for delivery in the second quarter of 2028.

The project’s full commercialization reflects growing demand for dedicated AI computing infrastructure as technology companies pursue large-scale facilities with reliable power capacity. Developers structured the Beacon Point campus around a power-first model that prioritizes energy availability and infrastructure readiness before full buildout.

The campus is being developed by Hut 8, which said the project represents its first fully commercialized AI data center campus. Following the latest agreement, Hut 8’s contracted AI data center portfolio has reached 949 megawatts. That including 704 megawatts at Beacon Point and 245 megawatts at its River Bend campus.

Additionally, the full commercialization of the Beacon Point campus comes amid a surge in demand for dedicated AI computing infrastructure as technology companies seek large-scale facilities with secured power capacity. Similar power-focused development strategies are emerging across Texas, including a planned 400 MW behind-the-meter AI data center project in the greater Abilene area, where developers are advancing a campus designed around dedicated energy infrastructure to support future AI workloads.
