Beacon Point Data Center has reached a major financing milestone after securing a long-term lease agreement worth up to $50.2 billion, supporting the development of one of the world’s largest artificial intelligence campuses in Texas.
The agreement strengthens long-term revenue certainty for the 1-gigawatt facility while reinforcing confidence in one of the most ambitious AI infrastructure projects currently under construction in the United States.
Consequently, the lease improves the project’s financing outlook and demonstrates how developers now use long-term occupancy agreements to fund hyperscale digital infrastructure.
The project is under development near Abilene, Texas, where developers are creating a campus designed specifically for artificial intelligence computing.
Unlike conventional data centers, the facility will support large-scale AI model training and inference using Nvidia’s advanced computing architecture. Therefore, the campus requires extensive electrical infrastructure, specialized cooling systems, and high-density server halls to accommodate hundreds of thousands of AI processors.
Beacon Point Data Center secures long-term lease backing
The lease begins with a 15-year commitment valued at approximately $19.6 billion. However, extension options could increase the total lease value to $50.2 billion over a potential 30-year period. Therefore, the agreement provides predictable long-term income that supports project financing and investor confidence.
Hut 8 is developing the campus using Nvidia’s DGX AI Factory platform. Moreover, the company plans to build approximately one gigawatt of AI computing capacity, placing the project among the largest dedicated AI campuses worldwide.
Industry experts estimate that facilities of this scale require billions of dollars in civil works, electrical systems, cooling infrastructure, and digital equipment. Nevertheless, the project developers have not disclosed the total construction cost.
The lease also enabled Hut 8 to secure approximately $4.3 billion in investment-grade bond financing. Consequently, the financing package supports continued construction while reducing funding uncertainty during the project’s next development phases. The transaction demonstrates how long-term occupancy agreements can unlock capital for large digital infrastructure developments.
Construction teams continue preparing infrastructure capable of supporting AI computing at unprecedented scale. They must deliver substations, transmission connections, water infrastructure, backup power systems, fiber networks, and advanced cooling equipment before installing AI hardware.
