A 4-million-square-foot, eleven building data center by TAC Data Centers is being planned for Wythe County, Virginia. The project is located off interstate 81 near the Pulaski County line. Being developed by TAC Data Centers, it would require more than 1,000MW of power capacity. Moreover, it would consist of about nine to 11 buildings totaling 3.5 million to 4 million square feet on approximately 1,000 acres.
The site, owned by the Rogg Partnership, is just southeast of I-81. It is also about 10 miles east of the town of Wytheville. TAC noted they chose the location due to its proximity to the highway and 765-kilovolt electric transmission lines. Moreover, it aims to meet its goals of minimizing traffic on local roads and keeping the project separated from residential areas. “Wythe County’s location, infrastructure, and forward-looking leadership made this an obvious place to invest,” Bryan Durrett, general counsel for TAC Data Centers, said in a statement. Other data center projects such as Project Sail, a cluster of data centers in Coweta, Georgia is also advancing. Georgia and Virginia are both competing for number one on the largest data center market state, with Virginia holding the lead. Projects such as TAC data center project solidify this lead.
Outlook on the TAC Data Center in Wythe County, Virginia
The TAC data center in Wythe County is the second data center project announced in the area. Another company, Solix Arx plans to develop a 90-acre lot in the country’s Progress Park to support artificial intelligence. It also aims to facilitate any other advanced computing. TAC’s project will not require rezoning approval from the county board of supervisors. This is because Wythe County is one of a handful of counties in Virginia that do not have zoning.
However, the project will still require local building permits and state environmental permits. Nonetheless, county officials have been drafting a zoning ordinance for possible adoption. They have cited reasons including “growth pressures along interstates and in key development corridors” and “concerns about the size and location of solar farms, data centers, and other large-scale projects.”
The developer noted it intends to be a “responsible corporate citizen and long-term community partner.” The firm is a subsidiary of Atlanta-based The Ardent Companies, a private equity real estate investment and development firm.
