Recently, VanTrust Real Estate LLC (VanTrust) unveiled its plan to develop two VanTrust Terrell industrial buildings in Texas. Additionally, the company also acquired a 60.4 acre site in Terrell for the project. The new property is just about three miles east of VanTrust’s Gorney Distribution Center. Demian Salmon of Stream Realty handled the sales of the land, representing the seller.

The two VanTrust Terrell industrial buildings will be close to Highway 80 and Spur 557. Therefore, the industrial development will be 25 miles east of Dallas which is a strategic location. Especially since Terrell is a major intersection for the region. According to VanTrust’s Executive V.P, Bill Baumgardner, this is a prime location for the industrial market, which offers strong labor demographics.

The two VanTrust Terrell industrial buildings will provide 702,000 square feet of premium industrial space combined. The first building will provide a 196,560 square foot total of 702,000 square feet of premium industrial space on the property. Meanwhile, the second structure will feature an expansive 505,440-square-foot cross-dock facility. VanTrust has incorporated a design which includes modern amenities and flexible layouts. Therefore, the company expects the buildings to attract e-commerce giants and third-party logistics businesses. In addition, the project will leverage the area’s growing demand for warehousing and distribution centers.

VanTrust’s director of development, Josh Meredith, also said the VanTrust Terrell industrial buildings were important for the region. Especially since large big-box distribution centers can put Terrell on the map as a logistics heavyweight. Meredith mentioned that manufacturing and distribution hubs were still thriving in the region. Furthermore, he also said the project’s location will enable goods to be transported throughout the Texas market quickly and efficiently.

VanTrust’s new industrial project is within the East Dallas submarket directly linking the U.S. Highway 80, I-35 and I-20. Additionally, the buildings have been positioned near various rail, air and road transportation options offered by the Dallas-Fort Worth Metroplex. Tenants will also enjoy easy access to Dallas Love Field and the DFW International Airport
