Digital Realty Announces 2GW De Soto Data Center Campus at Astra Enterprise Park in Kansas City Metro

Digital Realty has unveiled plans for a massive hyperscale data center campus in De Soto, Kansas, marking the company’s entry into the rapidly growing Kansas City data center market.

The announcement follows Digital Realty’s acquisition of approximately 1,440 acres at Astra Enterprise Park, a large industrial redevelopment site located on the former Sunflower Army Ammunition Plant property. The company said the acquisition will support development of a campus capable of hosting up to 2 gigawatts of data center capacity, placing it among the largest planned digital infrastructure projects in the United States.

As part of the initiative, Digital Realty has entered into an energy service agreement with the local utility that will initially provide 600 megawatts of power by early 2028. Power delivery is expected to expand over time until the site reaches its full 2GW potential.

Land acquisition

The project represents a significant investment in the Kansas City region. Digital Realty disclosed that it paid approximately $475 million for the land acquisition, which includes both cash and operating partnership units. The company cited the Kansas City metro’s growing technology sector, strong telecommunications infrastructure, and strategic location as key factors behind the investment decision.

First Phase

Development will begin with a first phase known as Astra North, covering roughly 280 acres. According to project information released by Digital Realty, Astra North alone is expected to support more than 1,000 workers during peak construction activity, while the broader campus will be developed in multiple phases over several years.

Astra Enterprise Park

Astra Enterprise Park has emerged as one of the Midwest’s largest industrial redevelopment sites. The property is already attracting advanced manufacturing and industrial projects, and Digital Realty’s planned campus adds a major data center component to the site’s long-term transformation.

The announcement comes amid accelerating demand for AI and cloud computing infrastructure across the United States. Large technology companies continue to seek sites capable of supporting hundreds of megawatts of power, making utility-ready locations increasingly valuable. By securing a pathway to 2GW of electrical capacity, Digital Realty has positioned the De Soto campus as a potential destination for hyperscale and AI-focused deployments.

With the land acquisition completed and utility agreements in place, the project now moves into planning, permitting, and phased development. Once fully built, the campus could become one of the largest data center developments in the Kansas City region and a significant addition to Digital Realty’s expanding North American portfolio.

The De Soto campus adds to a broader wave of hyperscale data center expansion across the U.S., where utilities and developers are increasingly structuring large-scale power agreements to support AI-driven demand. A comparable example is Indiana’s recent approval of NiSource-Amazon data center agreements, which formalized state-level support for multi-gigawatt infrastructure buildouts tied to hyperscale computing growth. Together, these developments highlight how regional energy planning is becoming central to the next phase of data center expansion.
