GICC Reflects a Booming Savannah Industrial Market
GICC’s leasing success mirrors broader momentum in the Savannah industrial market, which ranked first nationally in tenant demand as a share of inventory in 2024 and 2025. That same statewide investment pattern extends inland, where Walmart plans a $1.3 billion, 1.5 million square foot fulfillment center in Carnesville, in rural Franklin County.

Reported 21st November 2022: SJP Properties and Manulife Investment Management are set to develop phase I of their (Georgia International Commerce Centre) GICC industrial park. Recently, the developers broke ground on the first phase of the 6.5 million-square-foot industrial park in Savannah, Georgia. Other development partners working with SJP on the project include Chesterfield and Atalaya Capital Management.
According to SJP’s CEO, Steve Pozycki the company specifically chose this region as a logical point of expansion. Especially since the new GICC industrial park’s location offers direct access to Interstates 16 and 95, and the Port of Savannah.
However, Interstate 16 will serve as the primary route for transporting merchandise inland to Atlanta. Another benefit of the park’s location is that it’s only 18 miles away from the Head International Airport. On top of that, the newly announced SF Hyundai assembly plant is also within the vicinity of the project’s site.

Development plans for the GICC industrial park
Overall the GICC industrial park will be a Class A industrial complex consisting of 12 buildings. These buildings will be of varying sizes ranging from 250, 000 to 1,300,000 square feet. The developers are currently constructing the first of the 12 buildings, which will span across 1 million square feet.
Phase I of the GICC industrial park features a 1-million-square-foot building with 40-foot clear heights, 228 dock doors, and four drive-in ramps. Additional features include 273 trailer parking spots, a 185-foot-deep truck court, and a vehicle parking lot for approximately 190 staff. SJP’s senior V.P for leasing, Alex Erdos, said the first building would be ready for delivery by July 2023.
According to Erdos the most important features of industrial projects are the size, location, and accessibility of such sites. Therefore he believes that the GICC industrial park would benefit greatly from its location close to the Port. Erdos said the volume of cargo passing through the port is astronomical and the project would tap into the opportunity.
