GreenPointe Holdings officially broke ground on TurnLeaf in February 2025, marking the start of the 426-acre master-planned development along Punta Gorda’s Burnt Store Road corridor. Following intense initial infrastructure work, the project transitioned into an active residential neighborhood in August 2025 when sales officially launched alongside its baseline builder team. Heavy site clearing has since given way to phased vertical construction, paving the way for the community’s first wave of residential move-ins.

The community’s model court expanded significantly in March 2026, when seven fully decorated model homes opened to the public from foundation builders Lennar, Dream Finders Homes, and Perry Homes. Momentum accelerated further on June 25, 2026, as GreenPointe announced the addition of M/I Homes to the premier building lineup. M/I Homes has immediately commenced construction on its first local showcase home—the 2,300-square-foot Amelia floor plan—which developers expect to open for public viewing in September 2026.

Recreational infrastructure is advancing alongside the residential phases, with civil work actively progressing on TurnLeaf’s central resort-style hub. Anchored by a planned 5,500-square-foot clubhouse, the amenity campus will feature a zero-entry swimming pool, fitness facilities, a playground, and dedicated pickleball and bocce courts. Once finished, the entire recreation network will be managed under the community’s established Community Development District (CDD) structure.

The multi-phase development is positioned to heavily influence Charlotte County’s inventory, with a master plan that scales up to a maximum of 1,762 single-family and multi-family homes. Because building timelines span the next several years, the neighborhood is built using updated structural techniques, giving homeowners structural storm protection outside of high-risk designated flood zones.

Age-restricted active-adult community

TurnLeaf’s master plan includes a dedicated section for an age-restricted active-adult community, broadening its appeal to residents of all age groups. Construction on the initial model homes will soon begin, with builder announcements to be disclosed in the coming weeks.

Residents of TurnLeaf will experience a luxurious selection of resort-like amenities, starting with a 5,500-square-foot Amenity Center. The facility will feature a resort-style pool, state-of-the-art fitness center, pickleball courts, yoga lawn, and outdoor dining areas. The neighborhood will also feature scenic walking paths, a playground, and a number of gathering areas to produce a lively and energetic neighborhood atmosphere.

Located in a desirable area, TurnLeaf will provide convenient access to the Gulf Coast’s famous beaches, as well as shopping, dining, and entertainment options throughout Southwest Florida. As the development progresses, the community is poised to become a significant presence in the area’s residential landscape.

Florida’s residential development pipeline continues to expand beyond TurnLeaf, with the Explore by Del Webb Verona project recently acquiring 419 acres in Pasco County for a planned master-planned residential development. Together, the projects underscore sustained investment in large-scale housing developments across the state.
