Lehigh Valley Trade Center Reaches Full Lease Up

Lehigh Valley Trade Center is a multi phase industrial park in Bethlehem, Pennsylvania, developed by Trammell Crow Company and Clarion Partners. Since our  2022 report, the park has expanded to five buildings totaling more than 2.3 million square feet and achieved full occupancy in 2026, with ShipBob and a global e commerce accelerator taking space in the final two buildings.

Lehigh Valley Trade Center Reflects One Path for Local Industrial Sites

Lehigh Valley Trade Center illustrates one approach to developing industrial land in the Lehigh Valley, with new speculative warehouses constructed and leased to tenants such as ShipBob. Several miles away, Chobani is pursuing a different strategy, investing $1.2 billion to acquire and convert an existing Keurig Dr Pepper facility rather than adding new warehouse space.

Reported 7th September 2022: Lehigh Valley Trade Center(LVTC) projects by Trammell Crow Company(TCC) in Bethlehem, Pennsylvania, are way underway.  TTC has almost completed construction on its LVTC II building at Hanoverville Road, which offers 527,000 square feet of warehouse space. However,  the developer also recently broke ground on another 588,000-square-foot LVTC III project at the nearby Dutch Springs site.

TCC is working with its funding partner, Clarion Partners on the Lehigh Valley Trade Center projects. Recently, both companies worked together to purchase the Dutch Springs site at US$ 16.1M from Recreational Concepts Development. This new property includes not only the land for the project, but also includes a quarry lake formerly known as Dutch Springs.

Development plans for Lehigh Valley Trade Center projects

Construction on the single-story, cross-dock LVTC II building began early last year and is now almost complete. The development is taking place on a 37.8-acre site at 4939 Hanoverville Road and it offers warehousing amenities suitable for various users.

Several such amenities include  40’ clear height, 119 dock doors, four drive-in doors, and 250 vehicle parking spaces. On top of that, users will also have access to trailer parking spaces, LED lighting, and an ESFR sprinkler system. The building’s designs are expected to meet the LEED Silver standards.

LVTC III is the most recent Lehigh Valley Trade Center project, consisting of two single-story facilities. The development is taking place at one of the three parcels of land situated at 4733 Hanoverville Road. According to the developers it also provides standard warehousing amenities such as best-in-class clear heights, dock doors, and parking ratios. Construction on this 588,000-square-foot industrial space is scheduled to reach completion by late 2023. 

Peak Construction is the general contractor for the Lehigh Valley Trade Center project, while KSS Architects is designing the new facilities. The lake quarry portion of the property will remain operational for divers and its new name will be Hydra lake.  D.I.V.E. LLC will be in charge of running this service for recreation and training purposes.
