Lindvest Properties has filed to the City of Toronto for a Zoning By-law Amendment, Official Plan Amendment, and Site Plan Approval for a mixed-use development at 2402 Dufferin, a block and a half north of Eglinton Avenue. The developer intends to construct a 24-story mixed-use skyscraper and a 9-story residential building, as well as a new public park and an expansion of an existing public laneway. The development project, designed by RAW Design, is higher than the neighboring structures. Nonetheless, the design incorporates transitions to lower-density regions to the west and north.

Within the context of the surrounding region, the Lindvest mixed-use development in Toronto contributes to the mix of medium and high-density, mixed-use development that is taking place along Dufferin Street and Eglinton Avenue West. The two buildings, when combined, have a total gross floor space of 29,936m2 and 405 apartments. The 24-story building would have 306 condo units, 158 of which would be 1-bedrooms, 104 of which would be 2-bedrooms, and 44 of which would be 3-bedrooms, while the 9-story building would have 99 rental units, one of which would be a studio, 23 of which would be 1-bedrooms, 61 of which would be 2-bedrooms, and 14 of which would be 3-bedrooms.

The two buildings share a total of 658m2 of indoor and 829m2 of outdoor amenity space. Above-grade outdoor space would be dispersed over roofs and accessible landscaping areas. The 24-story mixed-use skyscraper fronts Dufferin Street and has 883m2 of retail space on the ground floor. To the west, a 9-story apartment building fronts both Ramsden Road and Shortt Street. The location is also well served by existing surface transport lines along Dufferin Street, like TTC bus routes 29, 929, and 329, which all provide services in varying capacities between Wilson subway station, Dufferin subway station, and Exhibition Place.
